Offers must be submitted by the stated deadline. The highest bid is the one the seller has accepted as highest. It is also possible to participate in the auction in person by submitting an offer to the seller on site. The seller and buyer undertake to record all offers in the system. By placing a bid, the bidder accepts these terms of sale.

Inspection of the property

Before bidding, the bidder must inspect the property, documents and records. The buyer cannot afterwards rely on any matter that could have been detected during a prior inspection.

Information provided by the seller

The seller warrants that they have provided the buyer with all information known to the seller that may reasonably be expected to affect the transaction.

Conclusion of the sale

The sale of the property must be made in the form prescribed by the Land Code. The time and place for signing the deed of sale will be agreed with the buyer separately. Payment of the purchase price takes place at the signing. The fee of the official who confirms the sale will be shared equally by seller and buyer.

Other costs

The buyer is responsible for the transfer tax in accordance with current tax practice.

Withdrawal from the sale

A party who refuses to complete the sale must, under the Land Code, compensate the other party for reasonable costs incurred for advertising, inspection of the property and other necessary acts related to the transaction.

Decision on the sale.

The Municipal Board of Sodankylä will make the final decision on whether to accept the highest bid as soon as possible after the auction ends.
