The lot is sold in an online auction with incremental bidding on the website www.huutokaupat.com between 24 February and 19 March 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 19 March 2026 at 13:00 (or 3 minutes after the last accepted bid).

The Enforcement Authority is not responsible for the functioning of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If an accepted bid is approved, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under chapter 5, section 25 of the Enforcement Code.

The Enforcement Authority reserves the right to end the sale or extend the sales period.

The property has been seized and will be sold by private sale by the enforcement officer in accordance with chapter 5, section 76 of the Enforcement Code and, where applicable, the Enforcement Code’s general auction terms.

Payment terms

The enforcement officer will notify the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority’s official deposit account. Once the payment appears on the official deposit account, the enforcement officer will issue the sales decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.

Payment period: If necessary, up to six weeks’ payment time may be granted for the remaining purchase price from the date of the sales decision. Interest at the annual rate is charged on the full purchase price for the whole payment period from the sale date until the end of the payment period. The reference interest rate is currently 2.50%. If payment has not been made within the granted payment period, annual default interest will be charged thereafter, which is currently 9.50%.

Buyer’s liabilities

The buyer must pay the transfer tax, which is 1.50% of the total of the purchase price and any unpaid company receivables, charges and company loans related to the flat. The transfer tax is paid to the tax authority. The buyer must present proof of payment of the transfer tax before the share certificate is handed over and the deed of sale is issued.

The housing company has transferred the share register to the Property Information System maintained by the National Land Survey. The buyer must apply to register ownership within two months of the date of the deed of sale. The National Land Survey will cancel the paper share certificate when ownership is registered. The buyer is responsible for the registration costs.

Liability for company loan shares:

According to the property manager’s certificate dated 28 January 2026, there are no company loan liabilities.

Taking possession of an apartment in the housing company:

The flat has been taken into the company’s possession for three years by the general meeting decision of 28 July 2025.

The new owner has the right under the Housing Companies Act to obtain possession of the flat before the end of the possession period if the buyer pays the costs caused by taking the flat into possession, any repair costs to the company caused by the flat, unpaid maintenance charges and those maintenance instalments that fall due for the shareholder during the period of possession. According to the property manager’s notice, the buyer’s liability amounts to €10,606.11 as at 28 January 2026. At the time of transfer of possession/ownership of the shares, the outstanding maintenance charges, costs and expenses with default interest may be higher than stated above.

The buyer must ensure that obligations related to the flat that are their responsibility are discharged to the housing company. Bids in the online auction should be made taking these matters into account.

The bid must be submitted in writing to the Enforcement Authority no later than 18 March 2026 at 12:00 to: Enforcement Authority / Kemi office, Valtakatu 28, 4th floor, 94100 Kemi. A written bid is binding and is subject to the same terms as the online auction. The written bid must be signed and must state the bidder’s contact details, the maximum amount of the bid and the item number in the Huutokaupat.com service to which the bid relates.
