The plot for sale consists of an approx. 75.56 ha parcel of property 698-401-23-180: the parcel boundaries are as marked on map attachment 2.
Total growing stock approx. 5954 m3, of which on forest land approx. 5550 m3: mature thinning stands approx. 2927 m3 (approx. 21.4 ha), young thinning stands approx. 2189 m3 (approx. 21.3 ha) and regeneration‑ready stands approx. 184 m3 (approx. 1.4 ha). In addition T1 seedling stands approx. 1.7 ha. Sawlog volume currently about 1000 m3, of which pine sawlogs approx. 920 m3 and spruce sawlogs approx. 61 m3; outside forest land there is approx. 17 m3 of pine sawlogs. The stand is almost entirely in well‑growing thinning stands.
The property has approximately 45.8 ha of forest land, of which about 10 ha are fertile fresh (MT) sites and about 35.8 ha slightly drier (VT) sites. Mean volume on forest land is approx. 115 m3/ha. The Tuomivaara areas are almost entirely mineral soils and the top of Tuomivaara features fine rocky and boulder areas. Around Tuomilampi there are partly open, slightly undulating mire‑like environments. The plot borders the railway on its north‑west side.
The sale includes two ponds: the so‑called “Tuomilampi” entirely and the so‑called “Välilampi” almost entirely. The name Välilampi was given by the seller and does not appear on maps. Excess water from Tuomilampi flows over baffle boards through Välilampi to the fish‑rearing pond as intended. The Finnish Environment Institute (SYKE) assessed rock types on the plot in 2005 at two locations: in one observation the rock was 80% quartzite and 20% biotite gneiss with medium strength classification; in the other the rock was 90% mica schist and 10% quartz, classified as massive rock. INFORMATION RELATING TO THE FOREST ESTATE APPRAISAL
A forest estate appraisal for the plot was prepared on 12 December 2025 by Lapin Metsäpalvelut Oy, Juho Mäcklin. The appraisal is based on field visits in 2019 and 2025.
According to the appraisal total growing stock is approx. 5954 m3, of which approx. 5300 m3 is on forest land.

ROAD INFORMATION
The plot parcel is very well accessible, with a road to the plot. From Rovaniemi centre drive approx. 7.6 km towards Kemi, then turn right onto Imarintie. Drive approx. 3.6 km on Imarintie and turn left onto the private Tuomivaara road, drive approx. 200 m to reach the plot.
Imarintie is maintained by the Finnish Transport Agency and incurs no cost to the buyer.
The Tuomivaara private road running through the plot is a private road with an active road association. Road costs for Tuomivaara private road are borne by its member properties, including the sale parcel as one member.

NEW ALIGNMENT/IMPROVEMENT OF HIGHWAY 4 BETWEEN HIRVAS‑ALAKORKALO‑ROVANIEMI
A general plan for the new alignment of Highway 4 between Hirvas and Alakorkalo has been on display by the Finnish Transport Agency for the period 10 December 2025 – 9 January 2026. After the general plan a road design for the Hirvas‑Alakorkalo section will be prepared in 2026–2027. Timing for construction of the new Highway 4 is not yet decided.
In the general plan the new Highway 4 alignment is designed close to the plot south of Tuomivaara as shown on the plan maps. In addition to the Highway 4 alignment the plan map shows a new road from Imarintie toward Tuomijärvi that runs approx. 40 m from the plot’s easternmost boundary marker. See new road alignments in attachment 6 and other related information in attachments 7 and 8.

The parcel sold is free of all debt‑related charges. The parcel is sold free of encumbrances, restrictions and rights of use other than those that appear in this advertisement, in legislation, in official decisions or in the land register extracts.
A 7‑metre wide road right will be established burdening the sale parcel to an existing road at the locations marked with green dots on the map in attachment 20. The right holder will be property 698-401-23-180 HAUKIJÄNKÄ. The road right enables bypassing the seller’s lowest fish‑rearing facility on the main holding. If the road right cannot be established in the parcel partitioning procedure, it will be established in a land survey (tieto) procedure. The buyer shall cover the costs of establishing the road right: such procedures are charged by the hour and according to the National Land Survey estimate range from €700 to €2,500 depending on the procedure. In this case the buyer is responsible for the cost of establishing the road right regardless of the actual amount.
The Välilampi dam and regulation sluice remain with the seller’s retained main holding: regulation need is approx. 35 cm each autumn for 1.5–2 months. The Välilampi dam and regulation sluice are used to operate the seller’s fish‑rearing pond and Välilampi: the water level of Välilampi is not constant but varies depending on how the seller uses the dam and sluice. USE OF THE VÄLILAMPI DAM AND REGULATION SLUICE THEREFORE BURDENS THE PLOT CAUSING WATER LEVEL CHANGES IN THE PART OF VÄLILAMPI THAT LIES WITHIN THE SALE PLOT.
