The seized shares in the housing company As. Oy Monnonpuisto, sold by the enforcement officer by public online sale on the website www.huutokaupat.com between 28 January 2026 and 18 February 2026, entitle the holder to possession of an approximately 75.5 m2 terraced apartment (3 rooms + kitchen + sauna) in Joutseno, Lappeenranta. NOTE! Buyer’s personal liability for previous owner’s unpaid charges and defaults:

The flat has been taken into the company’s possession for three years by a resolution of the general meeting on 12 May 2025.

Under the Companies Act on Housing, a new owner has the right to obtain possession of the flat before the end of the possession period if the buyer pays the costs caused by taking the flat into possession, any costs caused to the company by repairing the flat, unpaid condominium charges and those charge instalments that fall due for the shareholder to pay during the possession period.

According to the property manager’s statement, the buyer’s liability is €6,177.09 as at 29 December 2025. At the moment the shares’ possession/ownership is transferred, the above-mentioned arrears, costs and charges with default interest may be higher than stated above.

The above receivables will remain payable by the new buyer and are not paid out of the purchase price.

Housing company loan shares affecting the flat: according to the property manager’s certificate dated 29 December 2025, no housing company loan share is allocated to the flat.

The buyer must arrange for fulfilment of the obligations related to the flat payable to the housing company. Bids in the online auction should be sized taking these matters into account.

Terms of Sale

The property is sold by ascending bids in an online auction on the website www.huutokaupat.com during the period 28 January 2026 – 18 February 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 18 February 2026 at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider’s system performance. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer will separately decide whether to accept or reject the highest bid.

Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer’s liability under Chapter 5, Section 25 of the Enforcement Code.

If it is not possible to submit purchase bids via the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as a maximum bid in accordance with the automatic increment. The written offer must be signed and must state the bidder’s contact details, the maximum amount of the offer and the Huutokaupat.com listing number to which the offer relates. The written purchase offer is binding and the same conditions apply as in the online auction. The offer must be submitted no later than 16 February 2026 at 12:00 to:
