Seized forest property in Kannus, Kannus

The property will be sold in an online auction on the website www.huutokaupat.com during the period 16 January–8 February 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 8 February 2026 at 18:00 (or 3 minutes after the last accepted bid).

The Enforcement Authority is not responsible for the operation of the service provider’s system. The highest bid is the bid that the service provider’s system has registered as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer’s liability to compensate under Chapter 5, Section 25 of the Enforcement Code.

If it is not possible to submit a bid via huutokaupat.com, a prospective buyer may submit a written purchase offer to the enforcement officer, which will be attached to the online auction as a maximum bid in accordance with the automatic increment system. The offer must be received no later than 6 February 2026 at 15:00 either by post to the Enforcement Authority, PO Box 1, 00067 Enforcement Authority, or by delivering the written offer to the Oulu office reception at Torikatu 34–40, 2nd floor, 90100 Oulu (open weekdays 08:00–16:15) or by e‑mail to oulu.realisointi.uo@oikeus.fi. The sender of a written purchase offer is responsible for ensuring it arrives by the deadline. A written offer is binding and is subject to the same conditions as the online auction. The written offer must be signed and must include the bidder’s contact details, the maximum amount of the offer and the object number in the huutokaupat.com service to which the offer relates.

The enforcement authority reserves the right to end the sale or to extend the sales period.

The property is seized and is sold by private sale under the enforcement officer’s supervision in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the Enforcement Code’s general auction terms and conditions.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority’s official account. Once the payment is visible on the official account, the enforcement officer will issue the sale decision, which will be sent to the parties. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.

Payment period: If necessary, a payment period of up to six weeks from the sale decision may be granted for the remaining purchase price. In that case annual interest is payable on the whole purchase price for the whole payment period from the date of sale until the end of the payment period. The reference interest rate is currently 2.50%. If payment is not made within the granted payment period, annual default interest will be charged thereafter, which is currently 9.50%.

Buyer’s liabilities

The buyer must pay the transfer tax of three per cent independently before applying for title and no later than six months after the deed of sale is executed. The buyer is responsible for the costs of registration of title and the transfer tax.

The State has a pre‑emptive right to acquire the property if the acquisition is necessary for national defence, border control or border security, or for monitoring or safeguarding territorial integrity (Act on the State’s Pre‑emptive Right in Certain Areas 29.3.2019/469).

Certain foreign persons defined by law may acquire real property on the territory of the State of Finland only if permission is granted (Act on the State’s Pre‑emptive Right in Certain Areas 29.3.2019/470).

A written bid is binding and the same conditions as in the online auction apply. The written bid must be signed and must state the bidder’s contact details, the bid’s maximum amount and the number of the object in the Huutokaupat.com service that the bid concerns.
