The object is sold in a web auction with incremental bids on the website www.huutokaupat.com. Participation requires registration. The deadline for submitting bids ends on 4 February 2026 at 13:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the functioning of the service provider's system. The highest bid is the bid which the service provider's system has accepted as highest. The enforcement officer will decide separately whether to accept or reject the highest bid.

Bids submitted in the online auction are binding. If a submitted bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability to compensate under section 25 of chapter 5 of the Enforcement Code.

The buyer must immediately pay a deposit of 20% of the purchase price to the Enforcement Authority's official escrow account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the bidder whose highest bid has been accepted. If necessary, up to six weeks' payment time may be granted for the remaining purchase price. Payment terms must be agreed separately. If an extension is granted, annual interest will be charged on the whole purchase price in accordance with section 3(2) of the Interest Act for the agreed payment period from the date of sale until the end of the payment period.

If it is not possible to submit a purchase offer via the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement officer, which will be attached to the online auction as a maximum bid according to the automatic bidding system. The offer must be delivered by 2 February 2026 at 12:00 at the latest to the Enforcement Authority in writing at the address below:

A written purchase offer is binding and is subject to the same conditions as the online auction. The written offer must be signed and must state the bidder's contact details, the maximum amount of the offer and the object number in the Huutokaupat.com service to which the offer relates.

If it is not possible to submit a bid via the Huutokaupat.com service, the prospective buyer may submit a written bid to the enforcement officer. The bid will be connected to the online auction as a maximum bid according to the automatic bidding system. The bid must be submitted in writing to the Enforcement Authority no later than 2 February 2026 at 12:00 at the address below:

The transfer tax is 3% of the purchase price. The buyer is responsible for the costs of title registration and the transfer tax. The buyer must apply for title to the property within six months of the date of the deed. The buyer must pay the transfer tax on their own initiative no later than when applying for title.

The transfer of ownership and the issuance of the deed require that the purchase price has been paid and the sale is final.
