Terms of sale

The lot is sold by ascending bids in an online auction on www.huutokaupat.com. Participation requires registration. The deadline for submitting bids ends on 10/02/2026 at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider’s system. The highest bid is the one the service provider’s system registers as highest. The enforcement officer will separately decide whether to accept or reject the highest bid.

Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay may lead to the buyer’s liability for compensation under Section 25, Chapter 5 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or extend the sales period.

The property is seized and sold privately under the enforcement officer’s supervision, observing, where applicable, the general auction terms laid down in the Enforcement Code.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority’s official account. When the payment is visible on the official account, the enforcement officer will issue the sale decision to the parties. Payment by credit card is not accepted.

Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.

Payment period: If necessary, a payment period may be granted for the remaining balance, but not exceeding six weeks from the sale decision. Interest at an annual rate will be charged on the full purchase price for the entire payment period from the sale date until the end of the payment period. If payment is not made within the granted period, statutory late interest will be charged thereafter.

Obligations and rights transferred to the buyer

Kiinteistö Oy Rukan Lomakylä 1 took the share into its possession on 15/02/2021. According to the manager’s certificate dated 13/11/2025, outstanding maintenance fee arrears amount to €56.52 plus interest and costs. According to the certificate, the right of use will return to the shareholder only when the company’s receivables have been settled. These receivables are not paid from the sale price but transfer to the buyer.

The amount of any unpaid company charges and other payments transferring to the buyer will be determined at the time ownership transfers. At the moment of transfer of control/ownership, the housing company’s receivables may be greater than stated above.

The buyer must ensure fulfilment of any obligations related to the apartment towards the housing company. Bids in the auction should be made taking these matters into account.

Object’s terms of sale (Swedish)

The object is sold in an online auction by ascending bids on www.huutokaupat.com. The deadline for submitting purchase bids expires on 10/02/2026 at 18:00 (or three minutes after the last purchase bid accepted to the auction).

The enforcement officer decides whether the highest bid shall be accepted. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment time. If it is not possible to place a bid via the Huutokaupat.com service, a prospective buyer may submit a written bid to the enforcement officer. The bid will be attached to the online auction as a maximum bid by the automatic bidding feature. The bid must be submitted in writing to the Enforcement Authority no later than 03/02/2026 at 16:15 to the address Utsökningsverket / Oulu office, Torikatu 34 - 40, 90100 Oulu, or by e-mail to oulu.realisointi.uo@oikeus.fi. A written bid is binding and is subject to the same conditions as the online auction. The written bid must be signed and must state the bidder’s contact details, the bid’s maximum amount and the item number in Huutokaupat.com to which the bid relates.
