FOR SALE: 16.825-HECTARE PROPERTY IN RUKA — SPECIAL RIGHT TO LAPSE, KUUSAMO, Kuusamo

The lot is sold on the www.huutokaupat.com website in an online auction with incremental bidding from 16 January to 11 February 2026. Participation requires registration. The deadline for submitting bids ends on 11 February 2026 at 18:00 (or 3 minutes after the last accepted bid).

The Enforcement Authority is not responsible for the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment time. Failure to pay may lead to buyer’s liability for compensation under the Enforcement Code (Chapter 5, Section 25).

The enforcement authority reserves the right to end the sale or to extend the sale period.

The property is distrainted and sold by private sale under the enforcement officer’s supervision in accordance with the Enforcement Code (Chapter 5, Section 76) and, where applicable, the general auction terms of the Enforcement Code.

Payment terms

The enforcement officer will notify the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority’s official account. The payment must be visible on the account before the enforcement officer issues the sale decision, which will be delivered to the parties. Credit card payments are not accepted.

Deposit: If the full purchase price is not paid immediately, the buyer must pay a 20% deposit of the purchase price immediately.

Payment period: If necessary, a payment period of up to six weeks from the sale decision may be granted for the balance. In that case interest is payable on the full purchase price for the whole payment period from the sale date until the end of the payment period. The reference interest rate is currently 2.50%. If payment is not made within the granted period, statutory late payment interest will be charged; the current rate is 9.50%.

Buyer’s obligations

On transfer of ownership, the buyer must pay the transfer tax of three per cent proactively before applying for title and at the latest within six months of signing the purchase agreement. The buyer is responsible for title registration and transfer tax costs.

The State has a pre-emption right for purchases of property if acquisition is necessary for national defence, border control or border security or for safeguarding regional integrity (Act on the State’s Pre-emption Right in Certain Areas 29 March 2019/469).

Certain foreign persons may acquire real estate in Finland only with a permit (Act on the State’s Pre-emption Right in Certain Areas 29 March 2019/470).

If it is not possible to submit bids via Huutokaupat.com, a prospective buyer may submit a written bid to the enforcement authority. The written bid will be treated as a maximum bid in the auction automation. The bid must be submitted in writing to the Enforcement Authority no later than 9 February 2026 at 12:00 to: Utsökningsverket / Kuusamo office, Kaiterantie 20, 93600 Kuusamo. A written bid is binding and subject to the same terms as the online auction. The written bid must be signed and must state the bidder’s contact details, the maximum bid amount and the lot number as shown on Huutokaupat.com.
