The object is sold by incremental bids on the online auction site www.huutokaupat.com. Participation requires registration. The deadline for submitting bids ends on 25 March 2026 at 18:00 or three minutes after the last accepted bid.

If registration is not possible, a written purchase offer may be submitted. A written offer must be received by the Enforcement Authority no later than 23 March 2026 at 12:00. The email address is oulu.realisointi.uo@oikeus.fi and the postal address is Ulosottolaitos, Kajaani office, Lönnrotinkatu 2 A, 4th floor, 87100 Kajaani (open Tue and Thu 09:00–12:00). A written offer must state the bidder’s name, personal identity number / business ID and contact details. A written offer will be entered into the online auction as a maximum bid.

The Enforcement Authority is not responsible for the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as highest. The enforcement officer decides separately whether to accept or reject the highest bid.

Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to buyer liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

The Enforcement Authority reserves the right to end the sale or extend the sale period.

The property is seized and sold by private sale by the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.

Payment terms

The buyer must immediately pay the full purchase price to the Enforcement Authority’s official account. The purchase price cannot be paid by credit card. The Enforcement Authority will contact the highest bidder whose bid has been accepted. The highest bidder must state on whose behalf the bid was made; otherwise the highest bidder will be regarded as the purchaser.

If payment is not made within the set time, the buyer must pay default interest in accordance with section 4(1) of the Interest Act on the entire purchase price until the purchase price is paid or a new sale has been conducted.

Obligations transferred to the buyer

On transfer of title, the buyer must pay the transfer tax on their own initiative when applying for title registration and at the latest within six months of signing the sale contract. The buyer is responsible for the costs of title registration and the transfer tax. The transfer tax is 3% of the purchase price.

The property’s electricity connection has been removed, so the new owner must sign a connection agreement and pay the connection fee. According to Kajave Oy, the new connection fee is €6,280.

If it is not possible to place a bid via Huutokaupat.com, a candidate purchaser may submit a written bid to the enforcement officer. The bid will be linked to the online auction as a maximum bid according to the automatic bidding system. The bid must be submitted in writing to the Enforcement Authority no later than 23 March 2026 at 12:00 at the address Utsökningsverket / Kajana unit, Lönnrotinkatu 2 A, 4th floor, 87100 Kajana, or by email oulu.realisointi.uo@oikeus.fi. A written bid is binding and the same conditions as in the online auction apply. The written bid must be signed and must include the bidder’s contact details, the bid’s maximum amount and the number of the object in the Huutokaupat.com service to which the bid applies.

The property is seized and sold privately by the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the Enforcement Code’s general auction terms.
