The municipality of Sipoo sells or leases, at the discretion of the highest bidder, 25 detached house plots in the Söderkulla Manor residential area. The plots will be auctioned in several batches. Each plot has its own auction item where bids are placed. Bids may be made for each plot.

Plot K23108T3 has an area of 808 m² and a building right of 202 m² (gross floor area).

Adults who have not bought or leased a plot from the municipality of Sipoo within the last five years may participate in the auction. Bids may be made for several plots in the auction, but only one plot can be allocated to the same party. If the municipality has made a decision to allocate a plot in the area to a person, that person's bids in later auction rounds will be rejected. If a person places the highest bid for more than one plot in the same auction round, the winning bidder may choose which of those plots to take. The remaining plots are then offered to the next highest bidders. This should be taken into account when bidding, especially if you bid for plots in multiple batches.

The plots have been divided into separate properties.

For leased plots the annual base rent is 6% of the winning highest purchase bid. The lease term is 50 years. Rent is adjusted annually according to the cost-of-living index, but the rent will not fall below the base annual rent.

After the auction ends, the municipality will make a sale or lease decision in accordance with the winning bidder's wishes, after which the buyer or tenant has six months to sign the deed of sale or lease agreement.

A reservation fee of €500 is charged for the plots; this will be credited against the purchase price or the first rent invoice. If the sale is not completed or the lease agreement is not signed, the reservation fee will be retained by the municipality.

The municipality reserves the right to accept or reject bids submitted in the tender.

The buyer is responsible for transfer tax, subdivision costs and the cost of the certifying official / the service fee for the electronic property transfer service. The tenant is responsible for the fee of the electronic property transfer service if the lease agreement is signed using that service.

The plots are located in a groundwater protection area, so ground-source heating cannot be installed.

The area belongs to a regionally valuable landscape area. The lead designer must be qualified for demanding-level design.
