Anni-Täti village is located approx. 2.5 kilometres south-west of Järvenpää town centre. The new zoning area sits beside the culturally and historically valuable Vanhankylänniemi, where a nature-close, history-rich environment offers culture, restaurants and leisure opportunities. The nearest day-care centre and school are about two kilometres away, and the grocery store just over two kilometres. Järvenpää station is three kilometres away and the southern junction of the Helsinki–Lahti motorway is six kilometres away.

The plot has building rights of 144 k-m² and outbuilding rights of 29 m².

Plots are open to all applicants and offers may be submitted for any of the plots. If you have placed the winning bid on one plot in the area, you may no longer participate in bidding for other plots.

A house built on the plot must be completed to a habitable condition within three years from signing the deed of sale. A new building must utilise at least 50% of the permitted building rights under the plan. The plot may not be further transferred unbuilt to a third party.

There are construction guidelines for the area which must be followed; please familiarise yourself with them before submitting an offer.

The plots are marked on site and municipal engineering works have been built to the area.

In addition to the purchase price, property formation costs of €1,600 per plot will be charged. Buyers of detached house plots must pay a reservation fee of 5% within two weeks of the city notifying the buyer of the plot allocation. By participating in the auction you commit to paying the reservation fee if you place the winning bid. The invoice will be sent to the bidder's email address. The reservation fee will be credited against the final purchase price but is not refundable if the plot buyer cancels the purchase.

After payment of the reservation fee a sales decision is made. The final purchase price must be paid and the deed signed roughly three months after payment of the reservation fee.

Foundations and buildability of the plots

A buildability study was carried out in 2015. The foundation method must be specified based on a site-specific geotechnical investigation.

Waste collection points

Two communal waste collection points are planned for the detached house plots and are expected to be completed in 2026–2027. After that, private waste containers may not be placed on the plots. Plots intended for company-form development will have their own waste points. The city will construct the shared waste point and the costs will be charged to the plot buyer at the time of sale. The connection fee is €1,750 per plot.

Stormwater

Stormwater must be handled in accordance with the zoning regulations. Stormwater generated on the plot (rain, meltwater and foundation drainage) must be detained on the plot before being discharged to the municipal stormwater network. Stormwater must not be discharged onto a neighbour's land or public areas.
