Bids for the rental site

Binding bids are submitted in an auction procedure on the Huutokaupat.com website; participation requires logging in to the system. Bids (offers) must be made by the time indicated in the Huutokaupat.com service. The amount offered is the VAT‑exclusive annual rent to be charged each year (Specified in the draft agreement). The starting price for the auction is €1,252 (incl. VAT 25.5%).

The winner of the bidding competition is, as a rule, the highest bidder. If the highest bidder does not meet the conditions set out in the draft agreement, the landlord will choose the second-highest bidder, and so on.

The bidder must submit the kiosk site drafts required by the draft agreement to the City of Järvenpää: kirjaamo@jarvenpaa.fi, with the subject line Kioskipaikka 1. Kiosk site drafts must be delivered to the registry within 5 working days of the end of the auction.

The landlord reserves the right to accept or reject bids. Bids are binding and the bidder whose bid is accepted is obliged to enter into the lease and pay the offered price.

Terms of the lease

A lease will be concluded with the winning bidder for the period 1 April 2026 – 31 March 2030. The agreement ends without separate notice on the last day of the lease period. The tenant may, if desired, operate the kiosk activity covered by the agreement on the rented area year‑round.

The tenant pays the landlord an annual rent, which is the price accepted by the tenant in words (in figures) euros. The annual rent is paid once a year by 31 March. The billing period is one year, 1 April–31 March. Rent is invoiced in advance for one billing period at a time.

The rental area is intended for kiosk use only; it may not be used to store or keep items or vehicles unrelated to the business, nor used for purposes other than those set out in this agreement.

The tenant is responsible for procuring, delivering, commissioning, maintaining during use and removing the kiosk building. The tenant must arrange the required waste management and water supply. The tenant is obliged to discharge wastewater generated by the activity into the sewer network, for example by using the public toilet in Rantapuisto.

Kiosk space 1: the draft agreement is attached to this notice. The agreement requires a decision by the City Development Committee and that decision must become final. The agreement will take effect only when it has been signed by both parties and a start‑up inspection has been held on site. The agreement may be signed only by a person with the right to sign on behalf of the party.

Other conditions:

1)      Bidders agree that their contact details may be disclosed by Huutokaupat.com to the advertiser to enable contact, conclusion of the lease and communication of the rental decision. Contacts and notifications will be made to the email address entered into the service provider's system.

2)      The City of Järvenpää is not responsible for the functioning of the service provider's system. The highest bid is the bid the service provider's system has accepted as highest.

3)      If a bidder withdraws an accepted bid, they must compensate the City of Järvenpää for costs incurred in organising the failed auction.
