The lot is sold by increment bids in an online auction arranged on the website www.huutokaupat.com. Participation in the auction requires registration. The deadline for submitting bids ends on 26 January 2026 at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider's system functionality. The highest bid is the one the service provider's system has accepted as highest. The enforcement officer separately decides whether to accept or reject the highest bid.

Bids submitted in the online auction are binding. If a submitted bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or extend the sales period.

The property is seized and sold privately under the enforcement officer's supervision, observing, where applicable, the general auction terms laid down in the Enforcement Code.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority's official account. When the payment appears on the official account, the enforcement officer makes the sales decision, which is delivered to the parties. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must immediately pay a deposit of 20 per cent of the purchase price.

Payment period: If necessary, a payment period of up to six weeks from the date of the sales decision may be granted for the remaining purchase price. In that case, annual interest is charged on the whole purchase price for the entire payment period from the sales day until the end of the payment period. If payment is not made within the granted period, annual default interest will be charged thereafter.

Liabilities related to the property

At the time of preparing the sales brochure, the property has an electricity connection with Elenia and a water connection with the Reisjärvi Water Cooperative. According to Elenia, outstanding electricity transmission charges amounted to €270.44 as of 4 December 2025. Outstanding charges for the water connection amounted to €465.84 as of 9 December 2025.

However, the amounts of outstanding connection charges may change during the sales process. Connection charges will not be paid from the purchase price of the property; the buyer is responsible for them. The buyer is also responsible for any fees related to the transfer of connection agreements.

The enforcement officer reserves the right to close the sale or extend the sales period.

If it is not possible to submit bids via the Huutokaupat.com service, a prospective buyer may submit a written bid to the enforcement officer. The bid will be entered into the online auction as a maximum bid according to the increment system. The bid must be submitted in writing to the Enforcement Agency no later than 22 January 2026 at 16:15 to the address Utsökningsverket / Brahestad verksamhetsställe, Kummatinkatu 6, 92150 Brahestad or to oulu.realisointi.uo@oikeus.fi. A written bid is binding and is subject to the same conditions as the online auction. The written bid must be signed and must include the bidder's contact details, the maximum amount of the bid and the number of the object in the Huutokaupat.com service to which the bid relates.

The property is seized and is sold privately under the enforcement officer's supervision in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.
