Offers must be submitted by the stated deadline. The highest bid is the one the seller has accepted as highest. You may also participate in the auction in person on site by making an offer to the seller. The seller and the buyer agree to record all bids in the system. By placing a bid, the bidder accepts these terms of sale.

Inspection of the property

The bidder is obliged, before bidding, to inspect the apartment and the company’s documents and records. The buyer cannot later rely on something that could have been discovered during a pre-inspection.

Information provided by the seller

The seller is responsible for the accuracy and currency of the documents relating to the property. The seller confirms having provided the buyer with all information the seller knows and that can be assumed to affect the sale.

Conclusion of the sale

The sale is concluded when the seller accepts the highest bid and the auction has ended. All bids are therefore binding.

The sales contracts are signed remotely or in Oulu at a place agreed by buyer and seller within two days of the auction.

The buyer pays the purchase price to the seller's account and provides the seller with the information needed for the sales contracts. The seller prepares the sales contracts and sends them to the buyer signed. After the buyer has signed and returned the contract and the transfer tax notification, the seller will deliver any paper share certificate to the buyer and the documents required for transfer to the company.

Other costs

The buyer is responsible for the transfer tax, which is 1.5% of the debt-free purchase price.

Withdrawal from the sale

If the sale fails to complete due to reasons attributable to the bidder, the seller is entitled to a contractual compensation of 10% of the purchase price (minimum €200).
