Terms of Sale

The property is sold by incremental bids in an online auction on the website www.huutokaupat.com during 27 November 2025 – 17 December 2025. Participation in the auction requires registration. The bidding period ends on 17 December 2025 at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer will decide separately whether to accept or reject the highest bid. Bids placed in the online auction are binding. If an accepted bid is approved, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to buyer liability under Chapter 5, Section 25 of the Enforcement Code.

If it is not possible to submit a purchase offer via Huutokaupat.com, a prospective buyer may submit a written purchase offer to the enforcement officer, which will be attached to the online auction as the maximum bid according to the automatic increment. The offer must be delivered in writing no later than 15 December 2025 at 12:00 to the Enforcement Authority at the address Ulosottolaitos / Turku / realisation, Sairashuoneenkatu 2–4, 20100 Turku.

A written purchase offer is binding and is subject to the same conditions as the online auction. The written offer must be signed and must state the bidder’s contact details, the offer’s maximum amount and the object number in the Huutokaupat.com service to which the offer relates.

The Enforcement Authority reserves the right to end the sale or extend the sales period.


The buyer will receive the right of possession to the sale object when the full purchase price and any obligations transferred to the buyer have been paid. The buyer must not use the property in a way that would reduce its value before receiving the deed.

The buyer will receive title to the property when the deed is delivered. The deed will be issued when the sale is final and the full purchase price and the transfer tax have been paid.


The housing company has transferred its share register to the National Land Survey’s apartment information system. The buyer must apply for registration of ownership within two months of the deed date. The National Land Survey will cancel the paper share certificate when ownership is registered. The buyer is responsible for the registration costs.


The property has been seized and is sold by an auction conducted by the enforcement officer in accordance with the general auction terms laid down in the Enforcement Code. The sales prospectus is indicative and not a complete description of the sale object.

Buyers are urged to inspect the sale object, the sales prospectus and the attached documents carefully before making a bid.

An enforcement appeal against the sale or any action related to or preceding the sale must be made within three weeks of the sale. Appeal instructions are attached to the sale decision.


Obligations and rights transferred to the buyer:

Buyer’s personal liability for the previous owner’s unpaid charges and defaults


Under the Housing Companies Act, Chapter 3, Section 7, the new owner of a share is, together with the previous owner, liable for unpaid housing charges and the payment referred to in Section 2(2). The new owner’s maximum liability equals the total amount of housing charges for the month in which ownership transferred and the preceding five months. However, the new owner is not liable for unpaid charges or fees of the previous owner that are not mentioned in the manager’s certificate and that fell due before the date of the certificate. According to the manager’s certificate, the amount of overdue and unpaid housing charges and other fees attributable to the apartment is €2,245.00 as at 30 September 2025. New arrears may arise during the sales procedure.

The buyer must ensure that any obligations related to the apartment and falling to the buyer are paid to the housing company. Bids in the online auction should be set with these matters in mind.


The buyer is obliged to pay the transfer tax of 1.5%. The tax is calculated on the total of the purchase price and the obligations transferred to the buyer as at the date of transfer of ownership.


Payment terms:

Deposit

The buyer must immediately pay a deposit equal to 20% of the purchase price to the Enforcement Authority’s official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the maker of the highest bid whose bid has been accepted. The maker of the highest bid must state on whose behalf the bid was made. Otherwise, the maker of the highest bid will be regarded as the buyer.

Payment period

If necessary, time to pay the remaining purchase price may be granted until 28 January 2026. Use of the payment period must be agreed separately. If a payment period is granted, annual interest will be charged on the whole purchase price under Section 3(2) of the Interest Act for the agreed payment period from the sale date until the payment deadline.

If a payment period is not used, the purchase price must be paid immediately after acceptance of the bid.

If payment is not made within the specified time, the buyer must pay default interest on the whole purchase price in accordance with Section 4(1) of the Interest Act until the purchase price is paid or a new sale is held.
