Terms of Sale

The property is sold by incremental bids in an online auction on the website www.huutokaupat.com during 27 November 2025 – 17 December 2025. Participation in the auction requires registration. The deadline for submitting bids ends on 17 December 2025 at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider’s system functionality. The highest bid is the one the provider’s system has accepted as highest. The enforcement officer will separately decide whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation pursuant to Chapter 5, Section 25 of the Enforcement Code.

If it is not possible to place a purchase bid via Huutokaupat.com, a buyer candidate may submit a written purchase bid to the enforcement officer, which will be attached to the online auction as the maximum bid according to the automatic bid increment system. The written bid must be delivered no later than 15 December 2025 at 12:00 to the Enforcement Authority in writing at the address: Enforcement Authority/Turku/realisation Sairashuoneenkatu 2-4, 20100 Turku.

A written purchase bid is binding and is subject to the same conditions as in the online auction. The written bid must be signed and must state the bidder’s contact details, the bid’s maximum amount and the Huutokaupat.com item number to which the bid relates.

The Enforcement Authority reserves the right to end the sale or to extend the sales period.


The buyer will obtain the right of possession to the sale item when the entire purchase price and any obligations transferred to the buyer have been paid. The buyer must not use the property in a way that reduces its value before the deed of sale has been delivered.

The buyer will acquire ownership of the sale item upon receipt of the deed of sale. The deed of sale will be delivered when the sale is final and the full purchase price and the transfer tax have been paid.


The housing company has transferred the share register to the apartment information system maintained by the National Land Survey. The buyer must apply for registration of their ownership within two months of the date of the deed of sale. The National Land Survey will cancel the paper share certificate when ownership is registered. The buyer is responsible for the registration costs.


The property has been seized and is sold by the enforcement officer by auction in accordance with the general auction terms prescribed in the Enforcement Code. The sales brochure is indicative and not a comprehensive description of the sale item.

Buyers are strongly advised to familiarise themselves thoroughly with the sale item, the sales brochure and the attached documents before making a bid.

An appeal against the sale and actions related to or preceding the sale must be made within three weeks from the date of the sale. The appeal instructions are attached to the sales decision.


Obligations and rights transferred to the buyer:


The buyer’s personal liability for previous owner’s unpaid charges and arrears.


Under section 7 of chapter 3 of the Companies Act on housing companies, the new owner of a share is, together with the previous owner, liable for unpaid housing company charges and the payment referred to in section 2(2). The new owner’s maximum liability equals the sum of the housing charges for the month in which ownership transferred and the five immediately preceding months. However, the new owner is not liable for unpaid charges or payments not mentioned in the managing agent’s certificate and that fell due before the date of the certificate. According to the managing agent’s certificate, the amount of outstanding and unpaid housing charges and other payments relating to the flat is €3,269.30 as of 30 September 2025. New arrears may accrue during the sales procedure.


The buyer must personally ensure that obligations related to the flat for which they are liable are paid to the housing company. Bids in the online auction should be sized taking these matters into account.


The buyer is obliged to pay the transfer tax of 1.5%. The tax is calculated on the total amount of the purchase price and obligations transferred to the buyer, according to the date of transfer of ownership.


Payment terms:

Deposit

The buyer must immediately pay a deposit equal to 20% of the purchase price into the Enforcement Authority’s official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the maker of the highest accepted bid. The highest bidder must state on whose behalf the bid was made. Otherwise the highest bidder will be considered the buyer.

Payment period

A payment period for the remainder of the purchase price may be granted until 28 January 2026 if needed. Use of the payment period must be agreed separately. If a payment period is used, annual interest will be charged on the full purchase price in accordance with section 3(2) of the Interest Act for the whole agreed payment period from the sale date until the end of the payment period.

If no payment period is used, the purchase price must be paid immediately after acceptance of the bid.

If payment is not made within the specified time, the buyer must pay late payment interest in accordance with section 4(1) of the Interest Act on the whole purchase price until the purchase price has been paid or a new sale has taken place.
