Terms of Sale

This sale offers the property Ojankangas 208-415-5-52 for sale on the condition that any third-party rights of possession will not remain in force after the sale.


The valid offer will be determined after the separate alternative offers have ended, the enforcement officer has checked the bids, and the pledgee's consent (if applicable) is known.


How to submit offers


The object is sold by incremental bidding in an online auction on the website www.huutokaupat.com. Participation requires registration. The deadline for submitting bids is 19 December 2025 at 19:00 or three minutes after the last accepted bid.


The Enforcement Authority is not responsible for the functionality of the service provider's system. The highest bid is the bid that the service provider's system has accepted as the highest. The enforcement officer will decide separately whether to accept or reject the highest bid.


Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.


If it is not possible to submit a bid via huutokaupat.com, a prospective buyer may deliver a written offer to the enforcement officer. The written offer will be attached to the online auction as a maximum bid according to the automatic incrementer. The offer must be delivered no later than 17 December 2025 at 16:15 by post to Ulosottolaitos, PO Box 1, 00067 Ulosottolaitos, by hand to the Oulu office reception at Oulu office, Torikatu 34-40, 90100 Oulu (open Mon–Fri 08:00–16:15), or by e-mail to oulu.realisointi.uo@oikeus.fi. The person submitting the written offer is responsible for ensuring it arrives by the deadline. A written offer is binding and is subject to the same conditions as the online auction. The lowest acceptable bid includes estimated enforcement costs and the sales fee. However, the enforcement officer shall not accept the highest bid if he assesses that the bid is clearly below the market value of the property in the area.


Payment terms

Deposit

The buyer must pay a deposit equal to 20% of the purchase price immediately to the Enforcement Authority's official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the bidder whose highest bid has been accepted. The highest bidder must state on whose behalf the bid was made; otherwise the highest bidder will be considered the buyer.


Payment period

A payment period of up to six weeks may be granted if necessary. The payment period must be agreed separately. If a payment period is granted, interest at the annual rate referred to in Section 3(2) of the Interest Act is payable on the whole purchase price for the agreed payment period from the sale date until the end of the payment period.


If no payment period is granted, the purchase price must be paid without delay after the bid is accepted.


If payment is not made within the specified time, the buyer must pay default interest under Section 4(1) of the Interest Act on the whole purchase price until the purchase price is paid or a new sale has been completed.


Liens

Pledge rights on the sold property will lapse, while registered mortgages (2 entries, total €28,591.95) will remain in force. Electronic mortgage deeds will be transferred to the buyer or to a party designated by the buyer.
