The property is sold by incremental bids in an online auction held on the website www.huutokaupat.com. Participation in the auction requires registration. The deadline for submitting bids ends on 17 December 2025 at 13:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the functioning of the service provider’s system. The highest bid is the one the service provider’s system records as highest. The bailiff will decide separately whether to accept or reject the highest bid.

If it is not possible to submit a purchase bid through the Huutokaupat.com service, a prospective purchaser may submit a written purchase bid to the bailiff, which will be attached to the online auction as a maximum bid according to the automatic increase function. A written purchase bid is binding and is subject to the same conditions as the online auction. The written bid must be signed and must state the bidder’s personal and contact details, the maximum amount of the bid and the Huutokaupat.com item number to which the bid applies. Arrangements for submitting a written bid must be made with the bailiff in advance and the bid must be delivered to the Enforcement Authority’s Hämeenlinna office by 16 December 2025 at 12:00. Bids submitted in the online auction are binding. If an accepted bid is approved, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the purchaser’s liability to compensate under Chapter 5, Section 25 of the Enforcement Code.

The bailiff may accept or reject the highest bid in the auction. A bid is binding and cannot be withdrawn. See the general auction terms for information on binding offers and the purchaser’s liability. The enforcement authority is not responsible for the service provider’s system. The highest bid is the one recorded as highest by the service provider’s system.

The person who made the highest bid must immediately pay a deposit of €7,500.00 into the Enforcement Authority’s official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the person whose bid was accepted. The highest bidder must state on whose behalf the bid was made; otherwise the highest bidder will be considered the purchaser.

If the highest bid is accepted, time to pay the remainder of the purchase price may be granted, if necessary, until 14 January 2026. If no extension is used, the purchase price must be paid immediately after acceptance of the bid. If an extension is used, annual interest will be charged on the entire purchase price in accordance with section 3(2) of the Interest Act for the whole deferred period from the date of sale to the end of the payment period. The reference rate determined semi‑annually under section 12 of the Interest Act is currently 2.50%. If payment is not made by the deadline, i.e. by 14 January 2026 at the latest, statutory late payment interest under section 4(1) of the Interest Act will be charged thereafter. The late payment interest rate is currently 9.50%. Interest rates may change semi‑annually on the interest adjustment dates.

The Enforcement Authority will contact the person whose highest bid was accepted. The highest bidder must then also state on whose behalf the bid was made. Otherwise the highest bidder will be considered the purchaser.

The property has been seized and is sold by public official sale conducted by the bailiff (Enforcement Code 5:76), i.e. by an online auction, observing as applicable the general auction terms laid down in the Enforcement Code and the site‑specific sales terms set out in the sales brochure.

Prospective purchasers are advised to thoroughly inspect the lot, the sales brochure and the attached documents before placing a bid. Transfer tax is 1.5% of the purchase price.
