The property is sold by ascending bids in an online auction at www.huutokaupat.com between 17 November–9 December 2025. Participation requires registration. The deadline for submitting bids ends 9 December 2025 at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider's system. The highest bid is the one the service provider's system records as highest. The enforcement officer will decide separately whether to approve or reject the highest bid within seven days of the auction's end.

Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered price may lead to the buyer's liability for compensation under section 5:25 of the Enforcement Code.

If it is not possible to submit bids via Huutokaupat.com, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as the maximum offer for the automatic increment system. The written offer must be signed and must state the bidder's contact details, the maximum offer amount and the Huutokaupat.com item number the offer concerns. A written purchase offer is binding and the same terms as for the online auction apply. The offer must be received by the Enforcement Authority's Vantaa office by 5 December 2025 at 12:00.

The buyer must immediately pay a deposit of 20 per cent of the purchase price to the Enforcement Authority's official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the maker of the highest approved bid. The highest bidder must state on whose behalf the bid was made; otherwise the highest bidder is considered the buyer.

The remaining purchase price may, if necessary, be granted up to six weeks' payment time. Payment terms must be agreed separately. If payment time is granted, annual interest shall be charged on the full purchase price in accordance with section 3(2) of the Interest Act for the agreed payment period from the sale date until the payment deadline.

If no payment time is granted, the purchase price must be paid immediately after acceptance of the offer.

If payment is not made within the specified time, the buyer must pay default interest on the full purchase price in accordance with section 4(1) of the Interest Act until the purchase price has been paid or a new sale has taken place. The default interest rate is currently 9.50%.

The property is seized and is sold by the enforcement officer by free sale, observing as applicable the general auction terms laid down in the Enforcement Code. The sales prospectus is indicative and does not provide a complete description of the sale item.

Buyers are advised to familiarise themselves thoroughly with the sale item, the sales prospectus and the attached documents before making an offer.

The enforcement authority reserves the right to end the sale or extend the sale period.
