Terms of Sale

The property is sold in an online auction with bidding on the website www.huutokaupat.com during 12 November – 10 December 2025. Participation requires registration. The deadline for submitting bids ends on 10 December 2025 at 18:00 (or 3 minutes after the last accepted bid).


The Enforcement Authority is not responsible for the service provider's system. The highest bid is the one the service provider's system has accepted as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment term. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under chapter 5, section 25 of the Enforcement Code.


If registration is not possible, a written purchase offer can be submitted. A written offer must be delivered by post or email so that it arrives at the Enforcement Authority no later than 8 December 2025 at 16:15. A written offer must state the bidder's name, personal identity number / business ID and contact details. A written offer is entered into the online auction as a maximum bid. The enforcement authority reserves the right to end the sale or extend the sales period.


The property has been seized and is sold by private sale conducted by the enforcement officer in accordance with section 76 of chapter 5 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.


Payment terms


The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority's official account. When the payment appears on the account, the enforcement officer issues the sales decision which will be delivered to the parties. The purchase price cannot be paid by credit card.


Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.


Payment period: If necessary, up to six weeks' payment time may be granted for the balance from the sales decision. In that case, annual interest is payable on the whole purchase price for the payment period from the date of sale until the payment period expires. The reference rate is currently 2.50%. If payment is not made within the granted payment period, annual default interest is charged thereafter, currently 9.50%.


Obligations transferred to the buyer


On transfer of ownership of the property, the buyer must pay the transfer tax of three per cent voluntarily before applying for title and at the latest within six months of signing the deed. The buyer is responsible for the cost of registration and the transfer tax.


The State has a pre-emptive right to purchase the property if acquisition is necessary to ensure national defence, border control or border security, or to monitor or secure territorial integrity (Act on the State's pre-emptive right in certain areas 29.3.2019/469).


Foreign persons defined in law have the right to acquire real estate in the territory of Finland only if a permit is granted (Act on the State's pre-emptive right in certain areas 29.3.2019/470).

The written bid must be signed and must state the bidder's contact details, the bid's maximum amount and the number of the object in the Huutokaupat.com service to which the bid relates.
