Terms of sale 

Bids must be submitted by the stated deadline. The highest bid is the bid that the seller has accepted as the highest. EcoStake Oy and the buyer undertake to record all bids in the system. By placing a bid, the bidder accepts these terms of sale.

Viewing the property 
Before submitting a bid, the bidder is obliged to carefully review the property listing, images and documents. We also recommend an independent site visit. The buyer may not later rely on a matter that could have been discovered during the pre-inspection.

Information provided by the seller

EcoStake Oy has provided the buyer with all information known to the seller and that can be assumed to affect the transaction.

Conclusion of the sale 
The sale of the property must be made in the form prescribed by the Land Code. The time and place or method of signing the deed will be agreed separately with the buyer, but within 14 days of the end of the auction. We primarily prefer the deed to be signed electronically in the property transaction service (kiinteistoasiat.fi). The buyer shall pay the purchase price into the bank account notified by the seller at the time of the transaction. The buyer will receive title to the property after the deed has been signed and the purchase price has been paid.

Other costs 
The buyer is responsible for transfer tax, which is 3% of the debt-free purchase price. The title registration and service fee is €236, which is paid by the buyer. If desired, the buyer may also obtain an up-to-date property register extract, title certificate and encumbrance certificate for the date of the transaction at their own expense for €16 each.

Withdrawal from the sale 
If the buyer notifies that they will not redeem the property, or if the purchase amount has not been received in the seller’s notified account by the due date or at the latest by the end of the next banking day, this shall be deemed a refusal to complete the sale. The property will then be offered to the buyer with the second highest bid. The party refusing to complete the sale must compensate the other party for reasonable costs incurred from advertising, viewing the property and other necessary measures related to the transaction as a contractual penalty, amounting to 10% of the sale price. The contractual penalty is recoverable and is not subject to VAT. The penalty will be sent to the buyer’s email address with a 7-day payment term from the day the buyer notifies that they will not redeem the property, or the purchase invoice becomes due. Late payment interest will be charged in accordance with the Interest Act at 9.5%. Please do not place a bid if you are unable to complete the purchase.
