Bids must be submitted by the stated deadline. The highest bid is the bid the seller has accepted as the highest. Suomen Yrityskonsultointi and the buyer undertake to record all bids in the system. By placing a bid, the bidder accepts all terms of sale. In holiday apartment transactions, the deed of sale is always signed electronically via Visma after the auction ends. The seller drafts the deed and sends a signature link to the buyer who placed the highest bid. Bids are binding, and the shares must be paid to the bank account stated in the deed within 3 days of the auction ending.

Withdrawing from the sale

If the transaction is not completed for reasons attributable to the bidder, the seller is entitled to damages for a false bid and disruption of business, with a minimum of €280 or 10% of the highest bid. (NOTE! This invoice is directly enforceable.) Participation in the auction without intention to buy is prohibited.

Viewing the property

Before placing a bid, the bidder is obliged to familiarise themselves with the apartment, the company's documents and records. The buyer may not later invoke any circumstance that could have been detected during the pre-inspection. The shares are sold on the basis of the information in the listing.

Information provided by the seller

Suomen Yrityskonsultointi is responsible for the correctness and up-to-dateness of the documents relating to the property. Suomen Yrityskonsultointi confirms that it has provided the buyer with all information known to the seller and reasonably assumed to affect the sale. Suomen Yrityskonsultointi confirms that all maintenance fees and other payments due to the company have been paid up to the date of sale.

Other costs

The buyer is responsible for transfer tax, which is 1.5% of the debt-free purchase price, as well as Holiday Club’s registration fee (€39 private individuals / €59 companies). Suomen Yrityskonsultointi will send instructions for paying the transfer tax by email once the purchase price has been paid. Suomen Yrityskonsultointi will send the property manager the deed of sale, a copy of the transfer endorsement on the share certificate, and proof of transfer tax payment for the registration of the shares.
