Terms of Sale

17.8.2026 sales brochure added to the attachments.

Method of presenting bids

The property will be sold by ascending bids in an online auction on the website www.huutokaupat.com during 11.8. - 1.9.2026. Participation in the auction requires registration. The deadline for submitting bids ends at 18.00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the functioning of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer decides separately whether the highest bid is accepted or rejected.

If it is not possible to submit purchase offers through the Huutokaupat.com service, the buyer may submit a written offer to the enforcement authority, which will be included in the online auction as the maximum bid in accordance with the automatic bidding system. The written offer must be signed and must state the bidder’s contact details, the maximum amount of the offer and the item number on the Huutokaupat.com service to which the offer applies. The written purchase offer is binding and the same terms apply as in the online auction. The offer must be submitted no later than 28.8.2026 at 12:00 to the Jyväskylä office of the Enforcement Authority, address Vapaudenkatu 54, 40100 Jyväskylä, or by email to jyvaskyla.realisointi.uo@oikeus.fi.

The enforcement authority reserves the right to end the sale or extend the selling period.

Buyer's liability for compensation

Bids submitted in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

Payment terms

The buyer must immediately pay a deposit of 20 per cent of the purchase price into the Enforcement Authority’s official funds account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the bidder with the highest accepted bid. The highest bidder must state on whose behalf the bid was made. Otherwise, the highest bidder is deemed to be the buyer.

If necessary, a payment period of up to six weeks may be granted for the final purchase price. The payment period must be notified separately. If a payment period is used, annual interest on the full purchase price must be paid in accordance with section 3(2) of the Interest Act for the entire agreed payment period from the date of sale until the end of the payment period.

If no payment period is used, the purchase price must be paid immediately after the bid is accepted.

If payment is not made within the مقرر time, the buyer must pay late-payment interest in accordance with section 4(1) of the Interest Act on the full purchase price until the purchase price has been paid or a new sale has been held. The current rate of late-payment interest is 9.50%.

Obligations and rights transferred to the buyer

Obligations arising from the previous owner's unpaid charges and payment defaults are transferred to the buyer

1. Significance of taking possession of the apartment for the new owner

The buyer is liable, in accordance with Chapter 3, Section 7 of the Finnish Housing Companies Act, for unpaid maintenance charges relating to the apartment up to an amount corresponding to the maintenance charge for the month in which title is transferred and the five months immediately preceding it.

Because the residential apartment has been taken into the company's possession, the new owner has the right under the Housing Companies Act to take possession of it before the possession period ends, once all costs arising from the taking into possession, the costs incurred by the company in repairing the share apartment, and any unpaid maintenance charges and charge instalments becoming due during the period of possession have been paid, with interest (Housing Companies Act, Chapter 8, Sections 7 and 6(2)). According to the property manager’s certificate dated 6.8.2026, the current amount and the new owner's liability for the above-mentioned overdue payments is

3 312,59 € . The amount of the above-mentioned receivable may change during the realisation process. Late-payment interest also accrues on overdue receivables.

2. Transfer tax

The buyer must pay transfer tax on the total of the purchase price, any unpaid company receivables and charges relating to the apartment, and the housing company loan. The tax is calculated according to the circumstances on the date title passes. Transfer tax is paid to the tax authority in OmaVero and proof of payment must be shown to the enforcement officer by receipt. The buyer must present evidence of payment of transfer tax before the share certificate is handed over.

NOTE! No part of the housing company's receivables burdening the apartment being sold will be paid from the purchase price. The purchase price is therefore not a so-called debt-free price. The buyer must themselves ensure that the obligations relating to the apartment for which they are responsible are paid to the housing company.

The bids made in the online auction must be set with these factors in mind. The situation regarding receivables, especially unpaid maintenance charges, may change before title passes to the buyer, and the buyer must take this into account when making a bid. The above-mentioned costs may also be higher by the time the sale becomes legally final. The costs will not be paid even in part from the purchase price payable for the apartment.

According to the property manager’s certificate, the housing company loan share attributable to the apartment is 0 euros as of 6.8.2026.

Other information

The property has been seized and is sold by public auction conducted by the enforcement officer, applying as appropriate the general auction conditions laid down in the Enforcement Code. The sales brochure is indicative and does not provide a complete description of the property for sale.

Buyers are advised to familiarise themselves carefully with the property for sale, the sales brochure and the attached documents before making a bid.
