Terms of Sale
Presentation of bids
The property will be sold by way of increasing bids in an online auction on the website www.huutokaupat.com from 11 August to 1 September 2026. Participation in the auction requires registration. The deadline for submitting bids ends at 18:00, or three minutes after the last accepted bid.
The Enforcement Authority is not responsible for the functionality of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer will decide separately whether to accept or reject the highest bid.
If it is not possible to submit bids through the Huutokaupat.com service, a prospective buyer may submit a written bid to the enforcement authority, which will be included in the online auction as the maximum bid in accordance with the automatic increment function. The written bid must be signed and must state the bidder’s contact details, the maximum amount of the bid, and the item number on Huutokaupat.com to which the bid relates. The written bid is binding and the same terms apply as in the online auction. The bid must be submitted no later than 28 August 2026 at 12:00 to the Jyväskylä office of the Enforcement Authority, address Vapaudenkatu 54, 40100 Jyväskylä, or by email to jyvaskyla.realisointi.uo@oikeus.fi.
The enforcement authority reserves the right to end the sale or extend the sales period.
Buyer’s liability for compensation
Bids placed in the online auction are binding. If a bid made is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may result in the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.
Terms of payment
The buyer must immediately pay a deposit equal to 20% of the purchase price into the Enforcement Authority’s official funds account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the bidder whose highest bid has been accepted. The bidder with the highest bid must state on whose behalf the bid was made. Otherwise, the highest bidder is deemed to be the buyer.
Up to six weeks’ payment time may be granted for the remaining purchase price if necessary. The payment period must be agreed separately. If a payment period is used, annual interest on the full purchase price must be paid in accordance with Section 3(2) of the Interest Act for the entire agreed period from the date of sale until the end of the payment period.
If no payment period is used, the purchase price must be paid without delay after acceptance of the bid.
If payment is not made within the specified time, the buyer must pay default interest on the full purchase price in accordance with Section 4(1) of the Interest Act until the purchase price has been paid or a new sale has been carried out. The current rate of default interest is 9.50%.
Obligations and rights assumed by the buyer

1. Significance of the company’s taking possession of the flat for the new owner
In accordance with Chapter 3, Section 7 of the Housing Companies Act, the buyer is liable for unpaid company charges relating to the flat in an amount corresponding to the company charge for the month in which the ownership passes and the five preceding months immediately before that.
Because the residential flat has been taken into the company’s possession, the new owner has the right under the Housing Companies Act to obtain possession of it before the possession period ends, after paying all costs arising from the taking into possession, including interest, costs incurred by the company in repairing the share-linked flat, and unpaid company charges, as well as those charge instalments falling due during the period of possession and payable by the shareholder (Housing Companies Act, Chapter 8, Section 7 and Section 6(2)). According to the property manager’s certificate dated 6 August 2026, the current amount and the new owner’s liability for the above-mentioned overdue payments is
€3,312.59. The amount of the above-mentioned receivable may change during the realisation process. Default interest also accrues on overdue receivables.
2. Transfer tax
The buyer must pay transfer tax on the total amount of the purchase price, any unpaid company receivables and charges relating to the share-linked flat, and the housing company loan. The tax is calculated according to the situation on the date the ownership transfers. The transfer tax is paid to the tax authority in MyTax and proof of payment must be provided to the enforcement officer. The buyer must present evidence of payment of transfer tax before the share certificate is handed over.
NOTE! No part of the housing company’s receivables encumbering the flat being sold will be paid from the purchase price. The purchase price is therefore not a so-called debt-free price. The buyer must თავად ensure payment to the housing company of the obligations relating to the flat for which they are responsible.
Bids made in the online auction must take these matters into account. The situation regarding receivables, especially arrears in charges, may change before ownership transfers to the buyer, and the buyer must consider this when making a bid. The above-mentioned costs may also be higher by the time the sale becomes legally final. The costs will not be paid even in part from the purchase price payable for the flat.
According to the property manager’s certificate, the flat’s share of the housing company loan is €0 as of 6 August 2026.
