The maintenance charge is €544.00/year. It covers final cleaning, bed linen, towels, consumables, maintenance and acquisitions for the apartments and grounds, heating, electricity, water, insurance, property tax, maintenance services, reception and key service, etc.

Terms of Sale

The seller undertakes to sell the item to the highest bidder.

The item is sold as a transaction between users. Huutokaupat.com does not act as a party to the transaction.

Offers must be submitted by the stated deadline. The highest offer is the offer the seller has accepted as the highest. Suomen Yrityskonsultointi and the buyer commit to entering all offers into the system. By placing a bid, the bidder accepts all terms of sale. In holiday apartment transactions, the deeds of sale are always signed electronically via Visma after the auction has ended. The seller prepares the deed of sale and sends a signing link to the buyer with the highest bid. Bids are binding, and the share must be paid to the bank account stated in the deed within 3 days of the auction ending.


Withdrawal from the transaction

If the transaction does not go through for reasons attributable to the bidder, the seller is entitled to compensation for a false bid and disruption of business, at a minimum of €280 or 10% of the highest bid. (NOTE! This invoice is enforceable by debt collection.) Participation in the auction without the intention to buy is prohibited.


Inspection of the property

Before placing a bid, the bidder is obliged to inspect the apartment, as well as the company documents and records relating to it. The buyer may not later invoke any circumstance that could have been discovered during prior inspection. The shares are sold on the basis of the information in the listing.

Information provided by the seller


Suomen Yrityskonsultointi is responsible for the accuracy and up-to-dateness of the documents related to the property. Suomen Yrityskonsultointi confirms that it has provided the buyer with all information known to the seller and which can be assumed to affect the transaction. Suomen Yrityskonsultointi confirms that all charges and other payments due to the company have been paid up to the date of sale.

Other costs

The buyer is responsible for transfer tax, which is 1.5% of the debt-free purchase price, as well as Holiday Club's registration fee (€40 private individuals / €60 companies). Suomen Yrityskonsultointi will email instructions for paying the transfer tax once the purchase price has been paid. Suomen Yrityskonsultointi will send the property manager the deed of sale, a copy of the share certificate transfer entry, and proof of transfer tax payment for registration of the share.


NOTE! Suomen Yrityskonsultointi acts only as the advertiser, not as the seller. The details of the share owners will be entered as the seller in the deed of sale after the auction has ended. The backgrounds of all share owners we advertise have been checked, and the shares can be bid on safely.
