Terms of Sale

The seller undertakes to sell the item to the highest bidder.

Offers must be made by the stated deadline. The highest offer is the one the seller has accepted as highest. Suomen Yrityskonsultointi and the buyer agree to record all offers in the system. The bidder accepts all terms of sale when placing a bid. In holiday ownership sales, the contracts are always signed electronically via the Visma service after the auction ends; the seller drafts the contract and sends a signing link to the highest bidder. Bids are binding and the share must be paid to the bank account shown in the contract within 3 days of the auction ending.


Withdrawal from the sale

If the sale does not take place due to the bidder, the seller is entitled to compensation for a false bid and business disruption of at least €280 or 10% of the highest bid. (NOTE! This invoice is enforceable). Participation in the auction without intent to buy is prohibited.


Viewing the property

The bidder is obliged to inspect the apartment, the company documents and other papers related to the company before making an offer. The buyer cannot afterwards rely on anything that could have been noticed during the pre-inspection. Shares are sold with the information provided in the listing.

Suomen Yrityskonsultointi is responsible for the accuracy and timeliness of the documents related to the property. Suomen Yrityskonsultointi certifies that it has provided the buyer with all information known to the seller that can be assumed to affect the sale. Suomen Yrityskonsultointi certifies that all charges and other payments due to the company have been paid up to the date of sale.

Other costs

The buyer is responsible for the transfer tax, which is 1.5% of the debt-free purchase price, and Holiday Club's registration fee (€39 private / €59 companies). The seller will send instructions for paying the transfer tax by e-mail once the purchase price has been paid. Suomen Yrityskonsultointi will send to the property manager the contract, a copy of the share certificate transfer entry and proof of transfer tax payment for share registration.
