The seller is obliged to accept the highest bid.

The item is sold as a transaction between users. Huutokaupat.com does not act as a party to the sale.

Bids must be placed by the stated deadline. The highest bid is the one the seller has accepted as highest.

The seller and buyer agree to record all bids in the system.

The bidder accepts all terms of sale when placing a bid.

For timeshare sales, contracts are always signed electronically via the Visma Sign service after the auction ends; the seller prepares the contract and sends a signing link to the buyer who made the highest bid. Bids are binding and the share must be paid using the invoice provided with the sale within 3 days of the auction's end.

Please note that participating in the auction without the intention to buy is prohibited.

Inspection of the item

Bidders are obliged, before placing a bid, to inspect the apartment and the company's documents and records. The buyer cannot later rely on any matter that could have been discovered during the prior inspection. Shares are sold based on the information in the listing.

Information provided by the seller

The seller is responsible for the accuracy and currency of the documents related to the item. The seller warrants that they have given the buyer all information they know and that could reasonably be expected to affect the sale. The seller also warrants that all charges and other payments due to the company have been paid up to the date of sale.

Other costs

The buyer is responsible for the transfer tax, which is 1.5% of the purchase price, and the property manager's registration fee of €40 (€60 for companies). The seller will send instructions for paying the transfer tax by email once the purchase price has been paid, and will post the share certificate without delay once the purchase price has been paid and the transfer tax certificate has been delivered to the seller. The seller will send the property manager the contract of sale, a copy of the transfer entry on the share certificate and the transfer tax certificate for registration of the share.
