The property will be sold by online auction with bidding on the website www.huutokaupat.com during 10 July 2026 – 23 July 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 23 July 2026 at 18:00 (or 3 minutes after the last accepted bid).

The Enforcement Authority is not responsible for the service provider’s system functionality. The highest bid is the bid that the service provider’s system has registered as highest. The bailiff decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for damages under Chapter 5, Section 25 of the Enforcement Code.

The bailiff reserves the right to end the sale or to extend the sale period.

The property is subject to distraint and is sold privately by the bailiff in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.

Payment terms

The bailiff will notify the highest bidder whether the bid can be accepted. If the bid is accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority’s official account. When the payment appears in the official account, the bailiff will issue the sale decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.

Payment period: If the highest bid is accepted, the bailiff may, if necessary, grant up to six weeks’ payment time for the remainder of the purchase price from the date of the sale decision. The payment period must be agreed separately. If the payment period is not used, the purchase price must be paid without delay after acceptance of the bid. If a payment period is granted, annual interest will be charged on the unpaid balance in accordance with Section 3(2) of the Interest Act for the whole payment period from the date of the sale decision to the end of the payment period. If payment is not made within the prescribed time, the buyer must pay default interest on the full purchase price in accordance with Section 4(1) of the Interest Act until the purchase price has been paid or a new sale has been arranged.

Buyer’s obligations

The buyer is obliged to pay the transfer tax of 1.5%. The tax amount is calculated on the total of the purchase price and the obligations transferred to the buyer, according to the date of transfer of ownership.

The buyer must arrange payment of any obligations related to the apartment that become their responsibility to the housing company. Bids in the online auction should take these matters into account.

The object is sold by online auction with increment bidding on the website www.huutokaupat.com. The deadline for submitting purchase bids expires on 23 July 2026 at 18:00 (or 3 minutes after the last purchase bid accepted to the auction).

If it is not possible to place bids via the Huutokaupat.com service, a prospective buyer may submit a written bid to the bailiff. The bid will be entered into the online auction as a maximum bid by the automatic increment feature. The bid must be submitted in writing to the Enforcement Authority no later than 21 July 2026 at 12:00 to the address: Utsökningsverket / Kuusamo office, Kaiterantie 20, 93600 Kuusamo. A written bid is binding and subject to the same conditions as the online auction. The written bid must be signed and must state the bidder’s contact details, the maximum bid amount and the number of the object on the Huutokaupat.com service to which the bid pertains.
