For sale: a wilderness cabin in Lapland, in a peaceful forest area near the Perttausjoki, about 70 km from Rovaniemi town centre. The site is on the Perttausjoki riverbank approximately 60 m from the river, surrounded by extensive state forest land.

The property includes a main building (42 m²), a separate sauna building (18 m²) that also provides guest accommodation, plus a woodshed, a traditional outdoor toilet and a campfire site. The ensemble forms a ready-to-use wilderness base in a quiet location near the Perttausjoki, amid large forest areas. The property has been owned by the same owner for over 17 years and has seen little use in recent years, which is why it is now for sale.

The main building was constructed from sawn timber in 1988 and finished in 2009. The accommodation comprises an open-plan kitchen/living area, a sleeping room and a loft that adds extra sleeping space. The main building accommodates 8–10 people. Heating is by a fireplace and a wood-burning stove; the fireplaces are in use and were swept in 2025. Two gas heaters have also been used for pre-heating.

On the yard there is a separate log-built sauna building with a sauna, a room with a stove and a small terrace. The sauna building also serves as guest accommodation for 1–2 people. The sauna has a wood-fired stove with a water tank. The property has no mains electricity or water connection. The main building has a surface-mounted solar power system for lighting. The kitchen has a gas hob with oven and a gas refrigerator. Household water is taken directly from the river, carried or pumped. The main building has a light greywater infiltration system. Greywater from the sauna building infiltrates into the surface soil. Drinking water must be brought separately or filtered from river water.

The road to the property is passable by car when the ground is unfrozen. Meltausjoentie is partly in poor condition. The road has not had regular winter maintenance. The property is, however, usable year-round and is also suitable for winter use.

The Perttaus area offers excellent opportunities for fishing, hunting and outdoor activities. The nearby Meltausjoki and Perttausjoki rivers and large state-owned lands make the location versatile for wilderness use. The nearest neighbouring cabin is 500 m away; the nearest shop is in Meltaus, about 20 km away.

The buildings are situated on leased land. The leasehold is valid until 31/07/2034. The rent has been paid for the entire lease period; there are no annual costs.
