The seller is obliged to accept the highest bid.

The item is sold as a private sale between users. Huutokaupat.com is not a party to the transaction.

Bids must be made by the stated deadline. The highest bid is the bid the seller has accepted as highest.

The seller and buyer undertake to record all bids in the system.

By placing a bid the bidder accepts all terms of sale.

For timeshare sales the deed is always signed electronically via the Visma Sign service after the auction ends; the seller prepares the deed and sends a signing link to the highest bidder. Bids are binding and the share must be paid using the invoice provided within 3 days of the auction ending.

Withdrawal from the sale

If the sale fails to complete for reasons attributable to the bidder, the seller has the right to claim compensation for frivolous bidding and disruption of business of at least €280 or 10% of the highest bid. (NOTE: this invoice is enforceable by debt collection).

Please note that participating in the auction without intent to buy is prohibited.

Inspection of the item

The bidder must, before bidding, inspect the property and review the company’s documents and records. The buyer may not later rely on matters that could have been observed during a prior inspection. Shares are sold based on the information in the listing.

Information provided by the seller

The seller is responsible for the accuracy and currency of the documents related to the item. The seller warrants that they have given the buyer all information known to them that can be expected to affect the transaction. The seller warrants that all fees and other payments due to the company have been paid up to the date of sale.

Other costs

The buyer is responsible for the transfer tax, which is 1.5% of the purchase price, and the property manager’s registration fee of €40 (€60 for companies). The seller will send instructions for paying the transfer tax by email once the purchase price has been paid, and will promptly post the share certificate by registered letter once the purchase price has been paid and the transfer tax certificate has been delivered to the seller. The seller will send the deed, a copy of the share transfer entry and the transfer tax certificate to the property manager for the share registration.
