Terms of Sale

The property will be sold in an online auction on the website www.huutokaupat.com during the period 23 February–16 March 2026. Participation requires registration. The deadline for submitting bids ends on 16 March 2026 at 18:00 (or 3 minutes after the last accepted bid).


The Enforcement Authority is not responsible for the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.


The enforcement authority reserves the right to end the sale or extend the sale period.


The property is seized and sold privately by the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms laid down in the Enforcement Code.


Payment terms


The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority’s escrow account. When the payment is visible on the escrow account, the enforcement officer will issue the sales decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.


Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.


Payment period: If necessary, a payment period of up to six weeks from the sales decision may be granted for the remaining purchase price. In that case, annual interest is charged on the full purchase price for the entire payment period from the sale date until the payment period expires. The reference rate is currently 2.50%. If payment is not made within the granted payment period, statutory late interest will be charged thereafter; the current rate is 9.50%.


Buyer’s liabilities that transfer to the buyer


The buyer must pay the transfer tax, which is 1.50% of the sum of the purchase price and any unpaid company receivables and charges relating to the apartment and the company loan attributable to the apartment. Transfer tax is payable to the tax authorities. The buyer must present proof of payment of the transfer tax before the share certificate is handed over and the deed of sale issued.


The housing company has transferred the share register to the Apartment Information System maintained by the National Land Survey. The buyer must apply to register their ownership within two months of the date of the deed of sale. The National Land Survey will cancel the paper share certificate when the ownership is registered. The buyer is responsible for the registration costs.


Liability for company loan shares:


In addition to the cash purchase price, the buyer assumes the company loan share of €7,505.09 as of 31 January 2026, which is payable to the housing company as a financing charge of €107.45 per month.

The company loan share related to the apartment remains payable by the buyer and is not paid from the purchase price received by enforcement.


Bringing the apartment under the housing company’s control:

The apartment was taken into the housing company’s possession for three years by a decision of the general meeting dated 10 December 2024.


The new owner has the right under the Housing Companies Act to obtain possession of the apartment before the end of the possession period if the buyer pays the costs caused by placing the apartment under company control, any costs caused to the company by repairing the share apartment, unpaid company charges and any charges that fall due for the shareholder during the period of possession. According to the property manager’s statement, the buyer’s liability amounts to €11,538.17 as of 23 January 2026. At the time of transfer of the shares’ possession/ownership, the arrears, costs and charges referred to above together with interest for late payment may be higher than stated here.


The buyer must themselves ensure that any obligations relating to the apartment that fall on them are discharged to the housing company. Bids made in the online auction should be sized taking these matters into account.
