The item is sold by incremental bidding in an online auction held on www.huutokaupat.com between 11 Feb 2026 and 18 Mar 2026. Participation requires registration. The deadline for submitting bids ends on 18 Mar 2026 at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider’s system availability. The highest bid is the one the service provider’s system has accepted as highest. The enforcement officer will decide separately whether to accept or reject the highest bid.

Bids submitted in the online auction are binding. If a submitted bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the purchaser’s liability under section 25 of Chapter 5 of the Enforcement Code. The purchaser must then compensate the difference if the highest bid in a new sale is lower than the previous highest bid plus the interest referred to in section 24(2) of Chapter 5 of the Enforcement Code. If the bid in the later sale exceeds that amount, the purchaser has no right to surplus. The purchaser must also cover the costs of the later sale unless they can be obtained from the surplus. The enforcement officer shall recover the said compensation from the deposit or other assets of the purchaser if reasonably possible. Otherwise the compensation will be collected later by the enforcement officer’s decision at the creditor’s request.

If it is not possible to submit purchase offers through the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as the maximum bid according to the automatic increase function. The written offer must be signed and state the bidder’s contact details, the maximum offer amount and the Huutokaupat.com item number to which the offer relates. A written purchase offer is binding and is subject to the same terms as the online auction. The offer must be submitted no later than 17 Mar 2026 at 10:00 to the Enforcement Authority’s Kouvola office, address Vuorikatu 1, 45100 Kouvola, or by email to kouvola.realisointi.uo@oikeus.fi.

The enforcement authority reserves the right to end the sale or extend the sale period.

If the highest bid is accepted, the buyer must immediately pay a 20 per cent deposit of the purchase price to the Enforcement Authority’s account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the maker of the highest bid once the bid has been accepted. The maker of the highest bid must state on whose behalf the bid was made. Otherwise the maker of the highest bid will be regarded as the buyer. Notification of acceptance or rejection of a bid will always be given separately.

If necessary, up to six weeks’ payment time may be granted for the remaining purchase price. Payment time must be agreed separately. If payment time is used, annual interest will be charged on the full purchase price in accordance with section 3(2) of the Interest Act for the entire agreed payment period from the date of sale until the payment time expires. If no payment time is granted, the purchase price must be paid immediately after acceptance of the bid. If payment is not made within the time set, the buyer must pay default interest under section 4(1) of the Interest Act on the full purchase price until the purchase price has been paid or a new sale has been conducted.

Obligations and rights transferred to the buyer

Connection to the Elimäki Teuroinen regional water co-operative. The connection has been closed due to arrears on 6 Feb 2026. The amount of arrears is €4,028.28 (as of 3 Feb 2026). The connection will be reopened once the arrears have been paid.

The owner has been given until 30 Apr 2026 to vacate. The property will be available to the buyer from 1 May 2026. Kitchen appliances are not included in the sale.

Water damage in 2009. The floor was broken up and a new concrete floor poured; otherwise renovation is still unfinished in the utility room and the sauna and wash areas. According to the owner, plumbing repairs were carried out in 2014. The buyer must make their own assessment of the condition of the building and necessary repairs, taking into account at least their own inspection observations. The property should therefore be inspected. The sales brochure is indicative and does not constitute a comprehensive description of the property.

According to the owner, e.g. the roof is original. The safety of the electrical wiring must be checked.

The property has been seized and will be sold in a free sale arranged by the enforcement officer in accordance with the applicable general auction terms laid down in the Enforcement Code where relevant.

The State has a pre-emption right in the sale of the property if acquisition of the property is necessary to ensure national defence, border control or border security or to monitor or secure territorial integrity (Act on the State’s Pre-emptive Right in Certain Areas 29 Mar 2019/469). Persons from outside the EU and EEA may acquire real estate in the territory of the State of Finland only if a permit is granted (Act on the Permit Requirement for Certain Real Estate Acquisitions 29 Mar 2019/470).
