Terms of Sale

The property will be sold by incremental bidding in an online auction held on the www.huutokaupat.com website. Participation in the auction requires registration. The deadline for submitting bids ends on 12 March 2026 at 13:00 or three minutes after the last accepted bid.


The Enforcement Authority is not responsible for the functioning of the service provider's system. The highest bid is the bid that the service provider's system has accepted as highest. The bailiff will separately decide whether to accept or reject the highest bid.


If it is not possible to submit a purchase bid via Huutokaupat.com, a prospective buyer may submit a written purchase offer to the bailiff, which will be attached to the online auction as a maximum bid according to the automatic increment. A written offer is binding and is subject to the same conditions as bids in the online auction. The written offer must be signed and must state the bidder's personal and contact details, the maximum amount of the offer and the Huutokaupat.com lot number to which the offer applies. Prior arrangements for submitting a written offer must be made with the bailiff and the offer must be delivered to the Enforcement Authority's Hämeenlinna office by 11 March 2026 at 12:00. Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer's liability to compensate under section 25 of chapter 5 of the Enforcement Code.

The bailiff may accept or reject the highest bid made in the auction. The bid is binding and cannot be withdrawn. See the general auction terms for information on bid binding and the buyer's liability to compensate. The enforcement authority is not responsible for the functioning of the service provider's system. The highest bid is the bid that the service provider's system has accepted as highest.


The person who made the highest bid must immediately pay a deposit of €7,500.00 to the Enforcement Authority's official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the bidder whose bid has been accepted. The highest bidder must state on whose behalf the bid was made; otherwise the highest bidder will be considered the buyer.


If the highest bid is accepted, payment of the remainder of the purchase price may, if necessary, be deferred until no later than 10 April 2026. If no extension is used, the purchase price must be paid immediately after acceptance of the bid. If an extension is used, annual interest will be charged on the whole purchase price at the reference rate under section 3(2) of the Interest Act for the whole extension period from the date of sale until the end of the extension. This reference rate, determined semi‑annually under section 12 of the Interest Act, is currently 2.50%. If payment has not been made by the deadline (i.e. by 10 April 2026 at the latest), late payment interest under section 4(1) of the Interest Act will be charged thereafter. The late payment rate is currently 9.50%. Interest rates may change semi‑annually on the rate adjustment date.


The Enforcement Authority will contact the bidder whose bid has been accepted. The highest bidder must then also state on whose behalf the bid was made. Otherwise the highest bidder will be considered the buyer.


Other information:

The property has been seized and will be sold in a free official sale conducted by the bailiff (UK 5:76 §) via an online auction, observing as applicable the general auction terms laid down in the Enforcement Code and the specific terms in the sales brochure.
