How to submit bids

The lot will be sold by incremental bids in an online auction on the www.huutokaupat.com website during the period 5 Feb 2026–25 Feb 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 25 Feb 2026 at 12:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider’s system availability. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer will separately decide whether to accept or reject the highest bid.

Bids submitted in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to buyer’s liability for compensation pursuant to Chapter 5, section 25 of the Enforcement Code. The buyer must compensate the difference if the highest bid in a new sale is lower than the previous auction’s highest bid plus the interest referred to in Chapter 5, section 24(2) of the Enforcement Code. If the bid rises above that amount, the buyer has no right to the surplus. The buyer must also compensate the costs of the later sale, unless these can be covered from the surplus. The enforcement officer shall recover the said compensation from the deposit or the buyer’s other assets if reasonably possible; otherwise the compensation will be collected later by the enforcement officer’s decision at the creditor’s request.

If it is not possible to submit purchase bids through the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as a maximum bid according to the automatic increment mechanism. The written offer must be signed and must state the bidder’s contact details, the maximum amount of the bid and the Huutokaupat.com lot number to which the offer relates. A written purchase offer is binding and is subject to the same conditions as bids in the online auction. The offer must be submitted no later than 19 Feb 2026 at 12:00 to the Enforcement Authority’s Kotka branch, address Vuorikatu 5 C, 48100 Kotka, or by e‑mail to kouvola.realisointi.uo@oikeus.fi.

The enforcement authority reserves the right to terminate the sale or extend the sale period.

Payment terms

Deposit

After acceptance of the purchase offer, the buyer must immediately pay a deposit of 20% of the purchase price to the Enforcement Authority’s official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the maker of the highest accepted bid. The maker of the highest bid must state on whose behalf the bid was made. Otherwise the maker of the highest bid will be regarded as the buyer.

Payment period

If the highest bid is accepted, the purchaser may be granted, if necessary, payment time until 18 Mar 2026. The payment period must be agreed separately. If a payment period is used, annual interest will be charged on the whole purchase price in accordance with section 3(2) of the Interest Act for the agreed payment period from the date of sale until the end of the payment period. If a payment period is not used, the purchase price must be paid immediately after acceptance of the bid.

If payment is not made within the specified time, the buyer must pay default interest on the entire purchase price pursuant to section 4(1) of the Interest Act until the purchase price has been paid or a new sale has been held.

Other information

The property is seized and will be sold by free sale conducted by the enforcement officer, observing where applicable the general auction terms laid down in the Enforcement Code. The sales brochure is indicative and does not constitute a comprehensive description of the lot.

NOTE! Buyers are advised to familiarise themselves thoroughly with the lot, the sales brochure and the attached documents before placing a bid.

The State has a pre‑emptive right in the sale of the property if acquisition is necessary for national defence, border control or border security, or to ensure or safeguard territorial integrity (Act on the State’s Pre‑Emption Rights in Certain Areas 29 Mar 2019/469).

Persons outside the EU and EEA may acquire real estate in the territory of Finland only if a permit is granted (Act on the Requirement of a Permit for Certain Acquisitions of Real Property 29 Mar 2019/470). The buyer is responsible for obtaining the permit and for the obligations arising from it. More information is available on the Ministry of Defence website.
