Wooden building in Hertanmäki, Pasila, Helsinki

The City of Helsinki is selling, based on bids, the wooden house located in Hertanmäki, Pasila for use in accordance with the local detailed plan via Huutokaupat.com by auction. The buyer will be leased an area of approximately 572 m² under a long-term ground lease. The building is protected with an sr-2 designation and its current use classification is Buildings Not Classified Elsewhere. It is the buyer's responsibility to apply for a change of use to residential.

Two-storey building, built in 1900, located on a sloping plot. The building's second floor contains both rooms and cold attic spaces. There is no proper basement, but storage space has been separated from the crawl space and there is storage under the external stairs. The structure is timber-framed. The load-bearing structures of the intermediate and upper floors are timber and insulated with organic material and sawdust. The ground floor is a timber load-bearing structure with a crawl space. Visible plinth surfaces are concrete / natural stone.

The exterior cladding is timber. Windows are mainly old MSU-type wooden windows. The external door is timber. The roof form is a multi-form gable roof and the covering is weathered metal sheeting. Roof supports are timber. Roof rainwater drainage is handled with downpipes and eaves gutters. Flooring is mainly wooden and vinyl coverings. Walls are mainly wallpapered and painted; ceilings are mainly paneled.

NOTE! The building has been vacant for approx. 2 years. After drying following a bathroom water damage detected in 2024, part of the hallway floor was left open. Microbial damage has been observed in the crawl space.

By submitting a bid, the bidder accepts the condition of the property as is. Participants in the auction are obliged to inspect the property and the documents themselves before making a binding offer.

NOTE! By submitting a bid the bidder undertakes that the purchase price must be paid in full and the deed of sale and the ground lease must be signed no later than two months after the end of the auction, unless otherwise agreed with the seller.

No legally required energy certificate.

Protection markings

According to plan no. 12791 the building is protected with the sr-2 designation: A building of historical and area-wide significance. The building or part of it may not be demolished, nor may repair, alteration or extension works be carried out that weaken the building's historical value or change the architectural characteristics. Repair works must be planned in cooperation with the museum authority.

Electricity

The building is connected by overhead cable to the distributor's low-voltage network. Installations have mainly been implemented as a 4-conductor surface-mounted system and as class 0 installations.

Heating

Direct electric heating (electric panel or skirting heaters); in addition there are several wood-fired stoves and an oven, but their working condition is unknown.

Ventilation

Natural (passive) extract ventilation.

Water and sewer connections

The building is connected to the municipal water and sewer network. The domestic water and sewer systems were installed in the mid-1980s as conventional small-house systems; pipes are copper. The hot water heater was installed in 1984.

Condition assessment / investigations

The city commissioned a condition assessment of the building on 7 May 2025 and an asbestos and hazardous substances survey on 6 May 2025 (see attachments).

The building is sold as seen. The city is not liable for costs arising from repairing any defects. The buyer is responsible at their own expense for all measures required for repair or demolition of the building as well as for any additional investigations related to major renovation works.

Local detailed plan

The property is within the area of the valid local detailed plan 12791 (confirmed 14 June 2023) and belongs to a protected AO-1/s detached housing block area in which buildings with their yards and surroundings are to be preserved. In addition to housing, the block may accommodate educational and meeting facilities. The building is surrounded by a park and residential apartment-block area. Parking in the area is centrally located in the West Pasila parking facility.

Ground lease

The area will be leased for residential use under a ground lease of approximately 30 years. The proposed ground rent will be tied to the official cost-of-living index according to the draft lease terms (see attachments).
