The property is sold by incrementing bids in an online auction on the website www.huutokaupat.com between 29 January 2026 and 26 February 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 26 February 2026 at 13:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider’s system performance. The highest bid is the bid the service provider’s system shows as highest. The enforcement officer will decide separately whether to accept or reject the highest bid. Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

If it is not possible to submit a purchase bid via the Huutokaupat.com service, a prospective buyer may submit a written purchase bid to the enforcement officer, which will be attached to the online auction as a maximum bid in accordance with the automatic increment mechanism. The bid must be delivered in writing no later than 23 February 2026 at 12:00 to the Enforcement Authority at the following address: Enforcement Authority/Turku/realisation, Sairashuoneenkatu 2–4, 20100 Turku.

A written purchase bid is binding and is subject to the same conditions as the online auction. The written bid must be signed and must state the bidder’s contact details, the maximum amount of the bid and the Huutokaupat.com object number to which the bid relates.

The enforcement authority reserves the right to end the sale or to extend the sale period.

Payment terms:

Deposit

The buyer must immediately pay a deposit of 20% of the purchase price to the Enforcement Authority’s official deposit account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the bidder whose bid has been accepted as the highest. The highest bidder must state on whose behalf the bid was made; otherwise the highest bidder will be regarded as the buyer.

Payment period

A payment period of up to six weeks may be granted if necessary. The use of a payment period must be agreed separately. If a payment period is used, annual interest will be charged on the whole purchase price in accordance with section 3(2) of the Interest Act for the entire agreed payment period from the date of sale until the end of the payment period.

If no payment period is used, the purchase price must be paid immediately after the bid has been accepted.

If payment is not made within the specified time, the buyer must pay default interest on the whole purchase price in accordance with section 4(1) of the Interest Act until the purchase price is paid or a new sale has been carried out. The default interest rate is currently 9.50%.

The transfer tax is 1.5% of the purchase price. The transfer tax is calculated on the sum of the purchase price and any unpaid company receivables related to the flat. Proof of payment of the transfer tax must be presented to the enforcement officer before the sale contract and share certificate are handed over.

The buyer will acquire ownership of the shares and the sale contract will be delivered to the buyer only when the sale decision has become final and the purchase price with interest and the transfer tax have been paid in full.
