Terms of Sale

The property will be sold in an online auction hosted on www.huutokaupat.com during 30 January–19 February 2026. Participation in the auction requires registration. The deadline for submitting bids is 19 February 2026 at 18:00 (or 3 minutes after the last accepted bid).

Ulosottolaitos (the Enforcement Authority) is not responsible for the service provider’s system functioning. The highest bid is the bid that the service provider’s system has registered as the highest. The enforcement officer decides whether to approve or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or extend the sale period.

The asset is seized and is sold by private sale under the enforcement officer’s custody in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.

Payment terms

The enforcement officer will notify the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority’s official account. When the payment is received in the account, the enforcement officer issues the sale decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must nevertheless pay a deposit of 20% of the purchase price immediately.

Payment period: If necessary, a payment period of up to six weeks from the sale decision may be granted for the remaining purchase price. In that case annual interest is payable on the full purchase price for the entire payment period from the sale date until the end of the payment period. The reference rate is currently 2.50%. If payment is not made within the granted payment period, annual default interest will be charged; it is currently 9.50%.

Buyer’s liabilities

On transfer of ownership of the property, the buyer must pay the transfer tax of three per cent independently before applying for title registration and no later than six months from the date of the sale contract. The buyer is responsible for title registration costs and the transfer tax.

The State has a pre-emptive right in the purchase of the property if acquisition is necessary to ensure national defence, border control or border security or to monitor or secure territorial integrity (Act on the State’s pre-emptive right in certain areas 29.3.2019/469).

Certain foreign persons defined by law may acquire real estate in Finland only if a permit is granted (Act on the State’s pre-emptive right in certain areas 29.3.2019/470).
