Terms of Sale

The property is sold in an online auction with bids on the website www.huutokaupat.com between 28 January and 18 February 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 18 February 2026 at 18:00 or 3 minutes after the last accepted bid.


The Enforcement Authority is not responsible for the functionality of the service provider's system. The highest bid is the one the service provider's system has accepted as the highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.


The enforcement authority reserves the right to end the sale or to extend the sales period.


The property is distrainted and sold by private sale under the supervision of the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.


Payment terms


The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority's official account. When the payment appears on the official account, the enforcement officer will issue the sale decision to the parties. The purchase price cannot be paid by credit card.


Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.


Payment period: If necessary, up to six weeks' payment time may be granted for the remaining purchase price from the date of the sale decision. In that case, annual interest is payable on the full purchase price for the entire payment period from the sale date until the end of the payment period. The reference interest rate is currently 2.50%. If payment is not made within the granted payment period, annual default interest will be charged, currently 9.50%.


Obligations transferred to the buyer


On transfer of title, the buyer must pay the transfer tax of 3% independently before applying for registration of title and no later than six months after the sale contract is signed. The buyer is responsible for the costs of title registration and the transfer tax.


The state has a pre-emptive right to buy the property if acquisition is necessary for the purposes of national defence, border control or border security, or for ensuring or protecting territorial integrity (Act on the State’s Pre-emptive Right in Certain Areas 29.3.2019/469).

A written bid is binding and subject to the same conditions as in the online auction. The written bid must be signed and must include the bidder's contact details, the bid's maximum amount and the number of the lot on the Huutokaupat.com service to which the bid pertains.
