The property will be sold in an online auction with bidding on the website www.huutokaupat.com in the period 16 Jan–4 Feb 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 4 Feb 2026 at 17:00 (or 3 minutes after the last accepted bid).

The Enforcement Authority is not responsible for the service provider’s system functionality. The highest bid is the bid that the service provider’s system has accepted as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under section 25, chapter 5 of the Enforcement Code.

If registration is not possible, a written purchase offer may be submitted. A written offer must be delivered by post or e‑mail so that it is received by the Enforcement Authority no later than 30 Jan 2026 at 12:00. A written offer may also be delivered by the stated deadline to the Enforcement Authority’s Kajaani office at Lönnrotinkatu 2 A, 4th floor, 87100 Kajaani. A written purchase offer must state the bidder’s name, personal identity number/Business ID and contact details. A written offer will be entered into the online auction as a maximum bid. The person submitting a written purchase offer is responsible for ensuring the offer is received by the deadline. A written offer is binding and the same conditions as for the online auction apply.

The enforcement authority reserves the right to end the sale or to extend the sale period.

The property is seized and is sold privately under the enforcement officer’s procedures in accordance with section 76, chapter 5 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.

Payment terms

The buyer must immediately pay the full purchase price into the Enforcement Authority’s official account. The purchase price cannot be paid by credit card. The Enforcement Authority will contact the author of the highest accepted bid. The highest bidder must state on whose behalf the bid was made. Otherwise, the highest bidder is deemed to be the purchaser.

If payment is not made within the specified time, the buyer shall pay default interest on the whole purchase price in accordance with section 4(1) of the Interest Act until the purchase price has been paid or a new sale has been carried out.

Obligations transferred to the buyer

At the time of preparing the sales brochure the property has water and wastewater connections from Kajaanin Vesi municipal utility and an electricity connection from Kajave. These connections will transfer to the buyer if they are still transferable when ownership of the property is transferred. However, the service provider may condition the transfer of the connections on the payment of outstanding receivables related to the connections.

There are arrears on the Kajaanin Vesi water and wastewater connection totalling €743.73 as of 5 Jan 2026. To have the connections transferred into their name, the buyer must pay the connection fees and all outstanding invoices related to the connection, including the final invoice.

There are arrears on the Kajave Oy electricity connection totalling €1,479.72 as of 8 Jan 2026. To have the connections transferred into their name, the buyer must pay the connection fees and all outstanding invoices related to the connection, including the final invoice. The buyer is also responsible for all costs arising from commissioning the electricity connection.

Upon transfer of ownership of the property, the buyer must pay transfer tax of three per cent proactively before applying for title registration and at the latest within six months of the signing of the deed. The buyer is responsible for title registration costs and the transfer tax.

The State has a pre‑emptive right to purchase the property if acquisition is necessary to ensure national defence, border control or border security, or to ensure or safeguard territorial integrity (Act on the State’s Pre‑emptive Right in Certain Areas 29 Mar 2019/469).

Foreign natural persons specified in law may acquire real estate in the territory of Finland only if a permit is granted (Act on the State’s Pre‑emptive Right in Certain Areas 29 Mar 2019/470).

A written bid is binding and the same conditions as in the online auction apply. The written bid must be signed and must state the bidder’s contact details, the bid’s maximum amount and the number of the object in the Huutokaupat.com service to which the bid applies.
