Terms of Sale

The property is sold in an online auction on the website www.huutokaupat.com from 14 January to 4 February 2026. Participation in the auction requires registration. The deadline for placing offers ends on 4 February 2026 at 13:30 (or 3 minutes after the last accepted bid).


The Enforcement Authority is not responsible for the service provider’s system. The highest bid is the one the service provider’s system has accepted as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under section 25, chapter 5 of the Enforcement Code.


The enforcement authority reserves the right to end the sale or extend the sale period.


The property is distrained and sold in a private sale arranged by the enforcement officer in accordance with section 76, chapter 5 of the Enforcement Code and, where applicable, the general auction terms laid down in the Enforcement Code.


Payment terms


The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority’s official account. When the payment appears in the official account, the enforcement officer will issue the sales decision to the parties. The purchase price cannot be paid by credit card.


Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.


Payment period: If necessary, up to six weeks’ payment time may be granted for the remaining purchase price from the sales decision. In that case, annual interest is payable on the whole purchase price for the entire payment period from the sale date until the end of the payment period. The reference rate is currently 2.50%. If payment is not made within the granted payment period, annual late interest will be charged thereafter, currently 9.50%.


Buyer’s liabilities


On transfer of ownership the buyer must pay transfer tax of three per cent on their own initiative before applying for title registration and no later than six months after signing the deed of sale. The buyer is responsible for the costs of title registration and transfer tax.


The State has a pre-emption right in the sale of the property if acquisition is necessary to secure national defence, border control or border security or to ensure the monitoring or protection of territorial integrity (Act on the State’s pre-emption right in certain areas 29.3.2019/469).


Foreign persons specified by law may acquire property in the territory of the Republic of Finland only if a permit for the acquisition has been granted (Act on the State’s pre-emption right in certain areas 29.3.2019/470).

The object is sold in an online auction with increment bidding on the website www.huutokaupat.com. The deadline for submitting purchase offers ends on 4 February 2026 at 13:30 (or 3 minutes after the last purchase offer accepted for the auction).

A written bid is binding and the same terms apply as in the online auction. The written bid must be signed and must state the bidder’s contact details, the maximum bid amount and the number of the object in the Huutokaupat.com service to which the bid relates.
