Terms of Sale

The property is sold in an online auction on www.huutokaupat.com during 14 January–4 February 2026. Participation requires registration. The deadline for submitting bids ends on 4 February 2026 at 13:00 (or 3 minutes after the last accepted bid).


The Enforcement Authority is not responsible for the service provider's system. The highest bid is the bid that the service provider's system has accepted as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.


The enforcement authority reserves the right to end the sale or to extend the sale period.


The property is seized and it is sold by free sale conducted by the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms laid down in the Enforcement Code.


Payment terms


The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the entire purchase price by bank transfer to the Enforcement Authority's official account. When the payment is visible on the account, the enforcement officer issues the sale decision which will be delivered to the parties. The purchase price cannot be paid by credit card.


Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.


Payment period: If necessary, a payment period of up to six weeks from the sale decision may be granted for the remaining purchase price. Annual interest is payable on the whole purchase price for the entire payment period from the date of sale until the end of the payment period. The reference rate is currently 2.50%. If payment is not made within the granted payment period, annual default interest will be charged thereafter, currently 9.50%.


Buyer's obligations


On transfer of ownership, the buyer must pay transfer tax of three per cent proactively before applying for title registration and at the latest within six months of making the deed. The buyer is responsible for the costs of title registration and the transfer tax.


The State has a pre‑emptive right in the sale of the property if acquisition by the State is necessary to ensure national defence, border surveillance or border security or to control or safeguard regional integrity (Act on the State's pre‑emptive right in certain areas 29 March 2019/469).


Foreign persons as defined in law have the right to acquire real estate in the territory of the State of Finland only if a permit is granted (Act on the State's pre‑emptive right in certain areas 29 March 2019/470).

The object is sold in a timed online auction with increment bids on the website www.huutokaupat.com. The deadline for submitting purchase offers expires on 4 February 2026 at 13:00 (or 3 minutes after the last purchase offer accepted to the auction).

The bid will be attached to the online auction as a maximum bid according to the increment system. The bid must be submitted in written form to the Enforcement Authority no later than 3 February 2026 at 12:00 to the address: Utsökningsverket / Kemi office, Valtakatu 28, 4th floor, 94100 Kemi. A written bid is binding and the same conditions apply as in the online auction. The written bid must be signed and must state the bidder's contact details, the bid's maximum amount and the number of the object in the Huutokaupat.com service to which the bid relates.


The property is seized and it is sold privately by the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.
