The municipality of Sipoo is selling or leasing, at the discretion of the highest bidder, 25 single-family house plots in the Söderkulla manor residential area. The plots will be auctioned in several rounds. Each plot has its own auction lot where bids are made. Bids may be placed for any of the plots.

Plot K23110T1 has an area of 743 m² and a building right of 186 k-m².

Adults who have not bought or leased a plot from the municipality of Sipoo in the past five years may participate in the auction. Bids can be made for several plots, but only one plot may be allocated to the same party. If the municipality has already decided to allocate a plot in the area to a person, any later bids by that person in subsequent rounds will be rejected. If a person places the highest bid for more than one plot in the same bidding round, the winning bidder may choose which of those plots to take. The remaining plots will then be offered to the next highest bidders. This should be considered when placing bids, especially if bidding for several rounds of plots.

Plots will be registered as separate properties before signing the deed or lease.

For leased plots the basic annual rent is 6% of the winning highest purchase bid. The lease term is 50 years. Rent is reviewed once a year by the cost-of-living index, but it will not be below the basic annual rent.

After the auction ends the municipality will make a sale or lease decision according to the winning bidder’s preference, after which the buyer or lessee has six months to sign the deed or lease.

A reservation fee of €500 is charged for the plots and will be credited against the purchase price or the first rent invoice. If the sale is not completed or the lease is not signed, the reservation fee remains with the municipality.

The municipality has the right to accept or reject bids submitted in the tender.

The buyer is responsible for transfer tax, subdivision costs and the fee for the deed witness / the service fee of the electronic property transfer service. The lessee is responsible for the service fee of the electronic property transfer service if the lease is signed using the service.

The plots are located in a groundwater area, which means ground-source heat (geothermal) cannot be installed there.

The area belongs to a regionally valuable landscape area. The principal designer must be qualified for demanding-level design.

The plots have been subdivided into separate properties.

The basic annual lease for the plots is 6% of the amount of the winning bid. The lease term is 50 years. The annual basic rent is adjusted yearly by the consumer price index, but the annual rent will never be below the basic annual rent.
