Terms of Sale

The property will be sold by an incrementing bid online auction on the website www.huutokaupat.com. Participation requires registration. The deadline for submitting bids is 29 January 2026 at 13:00 or three minutes after the last accepted bid.


The Enforcement Authority is not responsible for the functionality of the service provider’s system. The highest bid is the one the service provider’s system has accepted as the highest. The enforcement officer will decide separately whether to accept or reject the highest bid.


If it is not possible to submit a purchase offer via huutokaupat.com, a prospective buyer may submit a written offer to the enforcement officer, which will be attached to the online auction as a maximum bid according to the automatic increase system. A written offer is binding and subject to the same conditions as the online auction. The written offer must be signed and must state the bidder’s personal and contact details, the maximum offer amount and the huutokaupat.com item number. Arrangements to submit a written offer must be agreed with the enforcement officer in advance and the offer must be received by the Enforcement Authority’s Hämeenlinna office by 28 January 2026 at 12:00. Bids placed in the online auction are binding. If an accepted bid is approved, the bidder is obliged to pay the purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer’s liability to compensate under section 25 of Chapter 5 of the Enforcement Code.


The enforcement officer may accept or reject the highest bid made in the auction. An offer is binding and cannot be withdrawn. The enforcement authority is not responsible for the service provider’s system functionality. The highest bid is the one the service provider’s system has accepted as the highest.


The person who made the highest accepted bid must immediately pay a deposit of €7,500.00 to the Enforcement Authority’s official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the highest bidder whose bid has been accepted. The highest bidder must state on whose behalf the bid was made; otherwise the highest bidder will be considered the buyer.


If the highest bid is accepted, payment of the remaining purchase price may, if necessary, be deferred until 26 February 2026 at the latest. If no extension is used, the purchase price must be paid without delay after acceptance of the bid. If an extension is used, annual interest will be charged on the whole purchase price in accordance with section 3(2) of the Interest Act for the entire extension period from the date of sale until the end of the payment period. This reference interest rate, determined semi‑annually under section 12 of the Interest Act, is currently 2.50%. If payment has not been made by the deadline, i.e. by 26 February 2026 at the latest, statutory default interest under section 4(1) of the Interest Act will be charged thereafter. The default interest rate is currently 9.50%. Interest rates may change semi‑annually on the interest revision date.


The Enforcement Authority will contact the highest bidder whose bid has been accepted. The highest bidder must then also state on whose behalf the bid was made. Otherwise the highest bidder will be considered the buyer.

The asset is seized and will be sold by a free official sale conducted by the enforcement officer (UK 5:76 §) via an online auction, in accordance with the applicable provisions of the Enforcement Code and the specific sales terms stated in the sales prospectus.
