The estate administrator of a deceased estate is selling by auction (ending 9 January 2026 at 18:00) a spacious terraced apartment in a small, peaceful housing company in Sotkamo's Makkosenmäki. The apartment layout is 4 rooms + kitchen + sauna, comprising an open entrance area, three bedrooms, a living room and kitchen, a bathroom and sauna, and a separate WC. The flat is tidy but largely in its original condition. The shareholder also has use of a cold storage unit in the adjacent building and one parking space with a heating post.

Terms of Sale

After the bid has been accepted, the highest bidder must pay a deposit of 4% of the sale price within two (2) days.

Offers must be made by the stated deadline. The highest bid is the one accepted by the service provider's system as highest. The auction ends on 9 January 2026 at 18:00 or three minutes after the last bid.


Participation is also possible by sending a written purchase offer by post to the seller at Sotkamon Lakipalvelu Oy, Torikatu 8, 88600 Sotkamo. The offer must be signed and include the bidder's contact details, the maximum amount of the offer and the Huutokaupat.com reference number. The offer must arrive no later than 7 January 2026 at 16:00 to be considered in the auction. The written offer will be added to the online auction as a maximum bid according to the automatic increment. The written offer is subject to the same terms as the online auction.


By placing a bid, the bidder accepts these terms of sale.


Outstanding charges and release of the security


The seller, the estate, will pay any unpaid maintenance charges and usage fees that are due by the time of sale at the completion meeting.


The share certificate for the apartment shares in the auction is pledged as security for loans with Nordea Bank Oyj. Nordea Bank Oyj will release the pledged share certificate for completion once it has received an appropriate transfer undertaking from the buyer's bank. The portion of the purchase price specified in the transfer undertaking must be paid directly to Nordea Bank Oyj.


In case of a cash purchase, for the reason stated above, the transaction must be completed at Nordea's Kajaani branch.


Fixtures and fittings and movable property


Usual fixtures and fittings are included in the sale as provided by the Housing Transactions Act. Movable property present at the time of completion is also included. The washing machine is considered movable property.


The seller, the estate, reserves the right to remove and realise furniture and other movable property from the property before completion.

Movable property is not assigned a separate monetary value in the deed of sale. The buyer is responsible for emptying the storage of movable property and for the move-out cleaning of the property.


Inspecting the property

Bidders have the obligation to inspect the apartment, the company's documents and other papers relevant to the property before placing a bid. The buyer may not later rely on any matter that could have been discovered during the prior inspection.

Information provided by the seller

The seller warrants that it has provided the buyer with all information it knows and that may be expected to affect the sale. The seller is an estate whose heirs have not lived in the apartment. Therefore the buyer confirms having exercised particular care when inspecting the property.


Acceptance of the offer


Acceptance of the offer will be notified within two (2) days of the auction's end.


Conclusion of the sale


The time and place for signing the deed of sale will be agreed with the buyer separately. The buyer will be deemed to have withdrawn if the sale is not concluded by 16 February 2026 for reasons attributable to the bidder. In that case the seller is entitled to retain the paid deposit.


The balance of the purchase price and the share transfer take place at the completion meeting.

Other costs

The buyer is responsible for transfer tax according to the tax practice in force at the time and the Land Survey of Finland's fee for registration of ownership.

Withdrawal from the sale

If the sale does not take place because of the bidder, the seller is entitled to retain a deposit of 4% of the purchase price.


If the bidder does not pay the deposit within two (2) days, the bidder is deemed to have withdrawn. The seller is then entitled to compensation equal to the deposit.

Sotkamon Lakipalvelu Oy is not the owner of the property. The property for sale is owned by an estate. The estate's administrator is attorney Roope Kauhanen of Sotkamon Lakipalvelu Oy, who is selling the property as the estate's representative.
