Specific terms of sale
The lot is sold by increasing bids in an online auction held on the www.huutokaupat.com website between 10 December 2025 and 11 January 2026. Participation in the auction requires registration. The bidding deadline ends at 18:00 or three minutes after the last accepted bid.


The Enforcement Authority is not responsible for the functioning of the service provider's system.


The highest bid is the bid that the service provider's system has accepted as highest. The bailiff will separately decide whether to accept or reject the highest bid.


Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under section 25 of Chapter 5 of the Enforcement Code.


If it is not possible to submit purchase offers via the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as the maximum bid according to the automatic increment. The written offer must be signed and must include the bidder's contact details, the maximum amount of the offer and the Huutokaupat.com lot number concerned. A written purchase offer is binding and is subject to the same terms as the online auction. The offer must be submitted no later than 8 January 2026 at 12:00 to the Enforcement Authority's Jyväskylä office, address Cygnaeuksenkatu 1, 40100, or by e-mail to jyvaskyla.realisointi.uo@oikeus.fi.


The Enforcement Authority reserves the right to end the sale or to extend the sale period.


Payment terms

The buyer must immediately pay a deposit of 20% of the purchase price to the Enforcement Authority's official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the highest bidder whose bid has been accepted. The highest bidder must state on whose behalf the bid was made. If not stated, the highest bidder will be regarded as the buyer.

Time may, if necessary, be granted for payment of the remaining purchase price until 9 February 2026. The payment period must be agreed separately. If an extension is granted, annual interest will be charged on the whole purchase price for the entire agreed payment period from the date of sale until the end of the payment period in accordance with section 3(2) of the Interest Act. If no extension is used, the purchase price must be paid immediately after acceptance of the bid.


If payment is not made within the time set, the buyer shall pay default interest on the whole purchase price in accordance with section 4(1) of the Interest Act until the purchase price is paid or a new sale has been carried out.


Obligations and rights transferred to the buyer

The buyer is responsible for any fees arising from the transfer of connection contracts.


Mortgages and pledges

Pledges on the sold property will lapse and mortgages will remain in force.

Electronic mortgage deeds will be transferred to the buyer or the buyer's nominee.

Paper mortgage deeds will be converted to electronic form and electronic mortgage deeds will be delivered to the buyer or the buyer's nominee.


Application for title and transfer tax

The buyer must apply for title to the property within six months of the date of the deed of sale. The buyer must pay the transfer tax on his own initiative by the time of applying for title. The transfer tax is 3% of the purchase price.


Eviction

If the debtor is occupying the sold premises or storing belongings there, the buyer may request official assistance from the bailiff to carry out the eviction after the buyer has paid the purchase price. The eviction will follow, as applicable, the provisions on eviction in the Enforcement Code. The removal date shall be set so that it is not earlier than one week and not later than two weeks from the date the removal notice is received, unless there is good reason to set a different date.

In the eviction process, the buyer may be permitted to deal with low-value and worthless movable property as he sees fit. The buyer should be prepared to bear any costs arising from enforcement of the eviction. In practice, if personal property remains in the property, cleaning and disposal of such items will be carried out at the buyer's expense.


Transfer of possession and ownership

The buyer will obtain possession of the lot once the full purchase price has been paid. The buyer must not use the property in a way that reduces its value before receiving the deed of sale. The buyer obtains ownership of the lot upon receipt of the deed of sale. The deed of sale will be delivered when the full purchase price has been paid and the sale has become final.


Other information

The property is seized and is sold by the bailiff by a free sale in accordance, as applicable, with the general auction terms laid down in the Enforcement Code. The sales brochure is indicative and not a comprehensive description of the lot.

Buyers are encouraged to familiarise themselves carefully with the lot, the sales brochure and the attached documents before making an offer.

The State has a pre-emption right in the sale of real estate if acquisition of the property is necessary to ensure national defence, border control or border security or to safeguard regional integrity (Act on the State's Pre-emption Right in Certain Areas 29 March 2019/469).

Persons outside the EU and EEA may acquire real estate in the territory of the State of Finland only if permission is granted (Act on the Permission Requirement for Certain Real Estate Acquisitions 29 March 2019/470). The buyer is responsible for obtaining the permit and any obligations arising from it. More information is available on the Ministry of Defence's website.


Appeals

An enforcement appeal against the sale and any action related to or preceding the sale must be made within three weeks of the sale. Information on how to appeal is attached to the sale decision.
