The property is sold in an online auction on the website www.huutokaupat.com between 10 December 2025 and 30 December 2025. Participation in the auction requires registration. The deadline for submitting bids ends on 30 December 2025 at 18:00 (or 3 minutes after the last accepted bid).

The Enforcement Authority is not responsible for the service provider’s system. The highest bid is the bid that the service provider’s system has registered as highest. The Enforcement Officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

The Enforcement Authority reserves the right to end the sale or extend the sales period.

The property is seized and it is sold privately under the care of the Enforcement Officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the Code’s general auction terms.

Payment terms

The Enforcement Officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer pays the full purchase price by bank transfer to the Enforcement Authority’s official deposit account. Once the payment is visible on the deposit account, the Enforcement Officer issues the sales decision which is delivered to the parties. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.

Payment period: If necessary, a payment period of up to six weeks from the sales decision may be granted for the remaining purchase price. In that case annual interest is payable on the whole purchase price for the entire payment period from the date of sale until the end of the payment period. The reference rate is currently 2.50%. If payment is not made within the granted payment period, statutory default interest will be charged thereafter, currently 9.50% per annum.

Buyer’s liabilities

On transfer of ownership of the property, the buyer must pay the transfer tax of three per cent on their own initiative before applying for title registration and at the latest within six months of making the deed of sale. The buyer is responsible for the costs of title registration and the transfer tax.

The State has a pre-emption right over the sale of property if acquisition is necessary for national defence, border control or border security or for monitoring or safeguarding territorial integrity (Act on the State’s pre-emption right in certain areas 29 Mar 2019/469).

Foreign persons defined by law may acquire property in the territory of the Republic of Finland only if permission for the acquisition is granted (Act on the State’s pre-emption right in certain areas 29 Mar 2019/470).

The object is sold by online auction with incremental bids on the website www.huutokaupat.com. The deadline for submitting purchase offers expires on 30 December 2025 at 18:00 (or 3 minutes after the last purchase offer accepted into the auction).

If it is not possible to submit bids via the Huutokaupat.com service, a prospective buyer may submit a written bid to the Enforcement Officer. The bid will be entered into the online auction as a maximum bid according to the increment mechanism. The bid must be submitted in writing to the Enforcement Authority no later than 29 December 2025 at 12:00 to the address Utsökningsverket / Kuusamo verksamhetsställe, Kaiterantie 20, 93600 Kuusamo or to rovaniemi.realisointi.uo@oikeus. A written bid is binding and the same conditions apply to it as to bids in the online auction. The written bid must be signed and must state the bidder’s contact details, the maximum amount of the bid and the item number in the Huutokaupat.com service to which the bid relates.
