How to submit bids

The property will be sold by incremental bids in an online auction on www.huutokaupat.com during 27 November 2025–18 December 2025. Participation requires registration. The bidding period ends on 18 December 2025 at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider's system functionality. The highest bid is the one shown as highest in the provider's system. The enforcement officer will separately decide whether to accept or reject the highest bid.

The enforcement authority reserves the right to end the sale or extend the sale period.

Bids placed in the online auction are binding. If a bid is accepted, the bidder must pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer's liability to compensate under Chapter 5, Section 25 of the Enforcement Code.

If it is not possible to make offers via Huutokaupat.com, a prospective buyer may submit a written offer to the enforcement authority, which will be attached to the online auction as the maximum bid according to the automatic increment. The written offer must be signed and include the bidder's contact details, the maximum bid amount and the Huutokaupat.com item number the offer concerns. The written offer is binding and the same conditions as for the online auction apply.

Payment terms

Deposit

The buyer must immediately pay a deposit of 20 per cent of the purchase price to the Enforcement Authority's official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the highest bidder whose bid has been accepted. The highest bidder must state on whose behalf the bid was made. Otherwise the highest bidder will be regarded as the buyer.

Payment period

Where necessary, time to pay the remaining purchase price may be granted until 9 January 2026. Use of the payment period must be agreed separately. If payment time is used, interest will be charged on the whole purchase price for the agreed payment period at the annual rate provided in section 3(2) of the Interest Act from the date of sale until the end of the payment period. If no payment time is granted, the whole purchase price must be paid without delay after acceptance of the offer. If payment is not made within the specified time, the buyer must pay default interest on the whole purchase price under section 4(1) of the Interest Act until the purchase price is paid or a new sale is carried out.

Other information

The property is seized and will be sold by the enforcement officer by free sale in accordance, where applicable, with the general auction terms laid down in the Enforcement Code. The sales brochure is indicative and not a comprehensive description of the item for sale.

Buyers are advised to familiarise themselves thoroughly with the property, the sales brochure and the attached documents before placing a bid.

The State has a pre-emptive right to acquire the property if acquisition is necessary to ensure national defence, border control or border security or to monitor or protect territorial integrity (Act on the State's pre-emptive right in certain areas 29/03/2019/469).

Persons outside the EU and EEA may acquire real estate in the territory of the State of Finland only if a permit is granted (Act on the permit requirement for certain real estate acquisitions 29/03/2019/470).
