A written purchase offer is binding and follows the same terms as the online auction. The written offer must be signed and must state the name of the bidder, personal identity number / business ID, email address, the maximum bid amount, and the Huutokaupat.com item number to which the offer applies.


The Enforcement Authority is not responsible for the service provider's system. The highest bid is the one that the service provider's system has accepted as the highest. The enforcement officer will decide separately whether to accept or reject the highest bid.


Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability to compensate in accordance with section 25, chapter 5 of the Enforcement Code.


The enforcement authority reserves the right to stop the sale or extend the sale period.


The buyer must immediately pay a deposit equal to 20% of the purchase price. The deposit must be paid by bank transfer to the Enforcement Authority's official escrow account FI93 8129 9710 0163 61. When paying to the official escrow account, the reference number RF1937600000726223 must be used. The transfer receipt must be sent immediately after payment to the Jyväskylä office of the Enforcement Authority by email to jyvaskyla.realisointi.uo@oikeus.fi.


If the highest bid is accepted, time to pay the remaining purchase price may be granted, if necessary, until 19 January 2026. The payment schedule must be agreed separately. If the extension is not used, the purchase price must be paid immediately after acceptance of the bid. If an extension is used, interest will be charged on the whole purchase price at the annual rate specified in section 3(2) of the Interest Act for the agreed payment period from the sale date until the end of the payment period. If payment is not made by the specified date, i.e. by 19 January 2026 at the latest, the buyer must thereafter pay default interest on the whole purchase price in accordance with section 4(1) of the Interest Act until the purchase price has been paid in full or a new sale has been completed.


The buyer is responsible for any fees relating to the transfer of utility contracts.


Liens on the sold assets will lapse and mortgages remain in force. Paper mortgage deeds will be converted to electronic form and electronic mortgage deeds will be transferred to the buyer or the buyer’s designee.


The property is seized and is sold by public sale arranged by the enforcement officer, following, as applicable, the general auction terms laid down in the Enforcement Code.


Prospective buyers are strongly advised to familiarise themselves with the property, the sales brochure and the attached documents.


Transfer tax is 3% of the purchase price.


Appeal against the sale and actions related to or preceding the sale must be made within three weeks from the date of sale. Appeal instructions will be attached to the auction minutes.
