The property is sold in an online auction on www.huutokaupat.com between 24 November and 12 December 2025. Participation requires registration. The deadline for placing bids ends at 13:00 on 12 December 2025 (or 3 minutes after the last accepted bid).

The Enforcement Authority is not responsible for the service provider's system. The highest bid is the one the provider's system has accepted as highest. The enforcement officer will decide whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay may lead to the buyer's liability to compensate under Chapter 5, Section 25 of the Enforcement Code.

The Enforcement Authority reserves the right to end the sale or extend the sale period.

The property has been seized and is sold by private sale arranged by the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, as applicable, the general auction terms set out in the Enforcement Code.

If it is not possible to place a bid on the auction site, a prospective buyer may submit a written purchase offer to the enforcement officer. The offer will be attached to the online auction as a maximum bid according to the automatic increment. The offer must be delivered by 12:00 on 11 December 2025 to the address below. A written offer is binding and is subject to the same conditions as the online auction. The written offer must be signed and must show the bidder's contact details, the maximum offer amount and the item number in the online auction service to which the offer applies. The Enforcement Authority reserves the right to end the sale or extend the sale period.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If it can be accepted, the buyer pays the full purchase price by bank transfer to the Enforcement Authority's official account. When the payment appears in that account, the enforcement officer will issue the sales decision which will be sent to the parties. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.

Payment period: If necessary, up to six weeks' payment time is granted for the remaining purchase price from the date of the sales decision. Interest at an annual rate is charged on the full purchase price for the whole payment period from the sale date to the end of the payment period. The reference rate is currently 2.50%. If payment is not made within the granted period, statutory default interest will be charged thereafter, currently 9.50% per annum.

Buyer’s obligations

On transfer of ownership of the lease area, the buyer must pay transfer tax of 3% on their own initiative before applying for registration of title and no later than six months after the signing of the deed of sale. The buyer is responsible for the costs of title registration and for the transfer tax.

The State has a pre-emption right in the sale of real estate if acquisition is necessary to ensure national defence, border control or border security, or to monitor or safeguard territorial integrity (Act on the State's pre-emption right in certain areas 29.3.2019/469).

Foreign persons defined by law have the right to acquire real estate in the territory of the State of Finland only if permission is granted (Act on the State's pre-emption right in certain areas 29.3.2019/470).

Terms of sale for the lot

The lot is sold in a timed online auction with automatic increments on www.huutokaupat.com. The deadline for bids ends at 13:00 on 12 December 2025 (or 3 minutes after the last accepted bid).

The enforcement officer will decide separately whether the highest bid is to be accepted or rejected. Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered price may lead to the buyer's liability to compensate under Chapter 5, Section 25 of the Enforcement Code.

The enforcement officer reserves the right to close the sale or extend the sale period.

If it is not possible to place a bid via Huutokaupat.com, a prospective buyer may submit a written bid to the enforcement officer. The bid will be attached to the online auction as a maximum bid according to the increment machine. The bid must be submitted in writing to the Enforcement Authority no later than 12:00 on 11 December 2025 at the address Enforcement Authority / Kemi office, Valtakatu 28, 94100 Kemi or rovaniemi.realisointi.uo@oikeus.fi. A written bid is binding and the same terms as in the online auction apply. The written bid must be signed and must state the bidder's contact details, the maximum amount of the bid and the number of the lot in the Huutokaupat.com service to which the bid applies.
