How to submit bids
The lot is sold by incremental bids in an online auction held on the www.huutokaupat.com website during 17 November 2025–8 December 2025. Participation requires registration. The deadline for submitting bids ends on 8 December 2025 at 18:00 or three minutes after the last accepted bid.
The Enforcement Authority is not responsible for the service provider’s system. The highest bid is the one the provider’s system has accepted as highest. The distraint officer will separately decide whether to accept or reject the highest bid.
Bids made in the online auction are binding. If a bid is accepted, the bidder must pay the offered purchase price within the agreed payment time. Failure to pay the offered purchase price may lead to buyer liability for compensation under Chapter 5, Section 25 of the Enforcement Code.
If it is not possible to submit a purchase bid via Huutokaupat.com, a prospective buyer may submit a written purchase bid to the enforcement authority, which will be attached to the online auction as the maximum bid according to the automatic increment. The written bid must be signed and must state the bidder’s contact details, the maximum amount of the bid and the Huutokaupat.com item number concerned. A written bid is binding and subject to the same conditions as the online auction.

Payment terms
Deposit
If the highest bid is accepted, the buyer must immediately pay a deposit of 20 per cent of the purchase price to the Enforcement Authority’s official account FI93 8129 9710 0163 61. When paying to the official account, use reference RF37 3560 0003 3012 52. The deposit cannot be paid by credit card. The Enforcement Authority will contact the bidder whose bid was accepted. The highest bidder must state on whose behalf the bid was made; otherwise the highest bidder will be treated as the buyer.
Payment period
If needed, time to pay the final purchase price may be granted until 30 December 2025. Use of extended payment time must be agreed separately. If an extension is used, annual interest shall be charged on the whole purchase price in accordance with section 3(2) of the Interest Act for the agreed payment period from the date of sale until the payment deadline. If no extension is used, the purchase price must be paid immediately after acceptance of the bid. If payment is not made in time, the buyer must pay default interest on the entire purchase price in accordance with section 4(1) of the Interest Act until the purchase price is paid or a new sale is completed.
Obligations and rights transferred to the buyer
1. Personal liability of the new owner for the previous owner’s unpaid maintenance charges and other payments:
Under the Housing Companies Act, chapter 3, section 7, the new owner is jointly liable with the previous owner for unpaid maintenance charges and other payments referred to in chapter 3, section 2(2). The maximum liability equals the total amount of maintenance charges and payments for the month in which ownership transferred and the five months immediately preceding it. However, the new owner is not liable for unpaid charges or payments not listed in the property manager’s certificate that are due before the certificate date.
According to the property manager’s notice dated 10 September 2025, jointly liable overdue charges total €2,664.48.
The apartment was taken into the company’s possession on 27 June 2025 for three years. The new owner has a right under the Housing Companies Act to obtain possession earlier if the buyer pays the costs resulting from taking the apartment into possession, any costs caused to the company by repairs to the share apartment, unpaid maintenance charges and the maintenance charge instalments that fall due while the apartment is in possession.
According to the property manager’s certificate dated 10 September 2025, unpaid charges relating to the apartment total €12,888.02 as at 31 October 2025 (NOTE: according to the manager’s notice, this sum does not yet include all receivables arising from the taking into possession, as some actions have not yet been invoiced, such as rekeying or additional repairs to the apartment).
Overdue maintenance charges are not paid from the purchase price. The amount of overdue charges will be checked again at the time of sale, as it may change during the sale.
2. Loan shares attached to the apartment:
In addition to the cash purchase price, the buyer assumes the company loan share of €10,409.90 as at 30 September 2025.
The company loan share attached to the apartment remains the buyer’s responsibility and is not paid from the purchase price.
The buyer must ensure the performance of all obligations related to the apartment that fall to them vis‑à‑vis the housing company. Bids in the online auction should take these matters into account.
Transfer tax
The buyer must pay transfer tax of 1.5%. The tax amount is calculated on the combined total of the purchase price and the buyer’s assumed liabilities, according to the date of transfer of ownership.
Transfer of possession and title
The buyer will receive possession of the lot when the full purchase price and any buyer liabilities have been paid. The buyer must not use the property in a way that reduces its value before receiving the deed. The buyer acquires title to the lot on receipt of the deed. The deed will be handed over when the sale is final and the full purchase price and transfer tax have been paid.
Other information
Participants in the online auction are urged to ensure that their contact details registered with www.huutokaupat.com are up to date. The buyer and new owner will, as a rule, be the person who made the accepted online bid. If a bidder has made a bid wholly or partly on behalf of another, they must present a power of attorney or other evidence of authority. If the highest bidder made the bid on behalf of another, the buyer’s details and power of attorney must be sent immediately after the bid is accepted to kouvola.realisointi.uo@oikeus.fi. Otherwise the sale decision and deed will be made to the party that made the highest accepted bid.
