The City of Helsinki is selling, through an open price competition, a residential detached-house plot (AP) 49005/19 in Laajasalo at Kanavamäki 2c. The plot has 400 floor m² of building rights. A maximum of four dwellings may be built on the plot. The plot is sold for the development of unregulated, privately financed owner-occupied housing. The City has the right to accept or reject the offers submitted in the price competition.
Submitted offers are binding. If the City accepts an offer and the bidder subsequently withdraws from the transaction, the bidder must pay the City compensation of €4,000 for withdrawing. The compensation is payable regardless of whether the City has incurred any costs.
The winner of the price competition must provide, as security for compliance with the terms of the preliminary agreement and the plot sale deed, a guarantee furnished by the buyer and issued by a party approved by the City, or another equivalent security approved by the Land Assets Development and Plots Service, such as a cash pledge (deposit certificate). The security must amount to €60,000.
The preliminary agreement for the property transaction must be signed no later than three months after the sale decision has become legally effective.
The sale deed for the property must be signed no later than 30 November 2028.
Construction on the plot must commence no later than 28 February 2029, unless otherwise agreed with the City.
The buildings constructed on the plot must be completed no later than 28 February 2031.
